Municipal Zoiling Code Section 78-1, Definitions, is hereby amended by <br /> deleting the existing definitions of"Basenient" and"Ground level". <br /> SECTION 2. Municipal Zoning Code Section 78-1, Definitions, is liereby amenclecl by <br /> adding the followuzg definitions of"Stoiy","Baseiizent", and"Existing ground level". <br /> Story. That portion of a buildin� included between tlle upper surface of a floor and <br /> the upper surface of the floor or roof next above. It is measured as the vertical <br /> distance froin top to top of two successive tiers of beams or finished floor surfaces <br /> and, for the topmost story, from the top of tlie floor finish to the top of the ceiling <br /> joists or,where there is not a ceiling,to tlie top of�he roof rafters. A story'that iueets <br /> the definition of a "basement" shall be considered as a basement a.iid iiot as a story <br /> for purposes of determining the number of stories in a building. <br /> Basement. That portion of a building that is partly or completely below the existing <br /> ' ground level. A basement shall be considered as a story for purposes of determining <br /> the ntmlber of stories in a building, when the finished surface of the floor above the <br /> basement is more than 6 feet above the existin ound l,nev,el for nlore than 50% of <br /> the basenlent's perimeter. Tlie perimeter o the Uasement does not inchide portions <br /> of the house or �arage tliat do not have a lower level but are merely "unexcavated". <br /> Artificially raising the grade adjacent to the fouildation of a structure (by fillnlg or - <br /> by a combiiiation of filling aild retaining walls) aUove the surrouildii�g nati.t.ral terrain <br /> shall ilot be allowed as a n�ethod for canverting a defined story to a defined <br /> basement, regardless of any other benefits to t11e property of such action. Finished <br /> �ade that increases more than one foot from existing ground level shall Ue <br /> considered as artil'icially raisiilg the grade. However, artif cially raising t11e grade <br /> when sttch action merely restores a previously excavated site to its original natural <br /> grade may used 1s �t method for couvertina a defined story to a defiiiecl basenzent. <br /> Eaisting Ground Level.
