Dear Lyle,
As you requested, I have supplied header and beam sizes and reduced the lower level
garage door from 8'to 6' as shown on sheets S1, A1, A2, A7 & A8 (2 copies included). In
response to the letter from Bonestroo, Rosene, Anderlik & Associates, Inc. dated May 12,
2005, I have addressed the issues raised in the letter in the following manner:
1. I expect tu import approximately 700 cubic yards of fill.
2. There will be no impact to the shared access. See Site Contours.
3. We will not need construction easements as we will not grade into Neighbor's
property.
4. The swale is part of our regarding plan and is designed to keep our water on our
property and lessen the amount which now drains across the neighbor's property
to the south.
5. The amount of storm water generated by this site will be less in the future because
the current plan as designed has less than 28% hardcover where the current
hardcover is 35%. The water flow does currently run north across the neighbor's
property to get to the pond and will continue to do this under the proposed plan.
6. The driveway easement does cross a portion of the northerly neighbor's property.
Agreement was reached with the neighbor on the 29t" of April, 2005. This
"Easement Modification and Joint Easement Ageement" is included in this
submittal.
7. Uronberg and Associates have shown the location of the existing sewer in the
drive easement on site plan revised on 11/4/2005. I have included 2 copies. I have
also included a plan and cross section of city sewer provided to us by Greg Gappa
from Orono Engineering.
8. The Sanitary Service Stub and location wi1.l not be affected by this construction as
we plan to use the existing sewer line leaving the new home as long as it is in
good condition.
9. Erosion control and sediment control fences have been detailed and shown on the
