Thank you for submitting the survey and hardcover information for your property. According to City Code
Section 78-1405(6), a shed is generally considered an accessory structure and must be located at least 10 feet
from a side lot line. Click here to be linked to City Code Section 78-1405.
If you decide to proceed with a variance application to allow the current 7.8' from the side lot line, the
application fee is $700 (plus an additional $700 as this is an after-the-fact request) and a $700 escrow is also
required. The escrow is returned after the variance process is complete, the application fee is non-refundable.
Attached is a copy of the variance application packet.
The planning commission holds a public hearing where the public and your neighbors within 150' are given an
opportunity to speak on your request. Following the planning commission's review they will make a
recommendation to the City Council regarding the request. Your application will be presented to the City
Council Meeting at a subsequent meeting. Depending upon timing, the variance process can take
approximately 2 '/z to 3 months. Planning Commission and Council will determine if there is a Practical
Difficulty for the request being made. If there are conforming locations the structure can be located, they may
deny the request. Our recommendation to you is to relocate the shed to a conforming location.

I finaily received a�soft copy of the survey and hardcover calculation sheet from the surveyor I hired.Sorry for the delay.
I wanted to send you the soft copies to you and ask a few questions before I get the final documents printed out.
Per the hardcover worksheet, I am under the 30%maximum including the current shed and a proposed 2"d shed.
(29.2%)
On the survey you will see the current shed is outside of the driveway easement but one corner of the shed (due to its
angle) is less than 10 ft from the property line (7.8 feet).
I see two potential paths forward:
1) Request a variance for the small portion of the shed that is within the 10 ft setback.
a. How would I request a variance?What is the likelihood of the variance being approved?
b. Note: my neighbor has already signed a letter stating he is fine with the current location of the shed.
2) Move the current shed to the location of the second proposed shed and build a slightly smaller shed in its place.
a. I would probably shift the base a foot or so to the northeast thus making the new shed approximately 1
foot shorter in length (approx 10.2 X 10.6 instead of 10.2 X 11.6)
Obviously option 2 entails more cost/work for me with what I perceive to be minimal change to the layout.
Please let me know what your thoughts are.

Hi Chris.
Yes I did thanks. I had the lady in the office make copies of two separate parts.Although the Surveyor I am working with
has mentioned he would likely come and get another copy as some info he needs is missing ( I think he said it is missing
some dimensions, but not 100%a sure)
