The following is a brief recap of our discussions. Occupancy: This building/facility will be considered as Single Use • Main floor occupancy will be considered Group E-1 Occupancy, used for classrooms. • Upper floor will be considered Crroup E-1 Occupancy, used for classroom, offices and library. • Basement floor can be considered Group E-1 Occupancy and occupied for storage and utility purposes only. Separation: Occupancy separation will not be required. Const. Type: The existing building will be considered as Type V-N. Allowable Area: For Type V-N: • Group E-1 =9,100 s.f. - 1 story maximum. For Type V-1 hour: • Group E-1 = 15,700 s.f. -2 stories. A two story, Crroup E-1 occupancy requires 1 hour rated consuuction for a Type V structure. To satisfy this requirement we will be allowed to substitute a sprinkler system for the one hour construction. Construct 1.to build,form,or devise by fitting parts or elements together systematically.2.to draw.3.a)an idea or percepUon resulting from a sense,impressions etc.b)a concept or theory devised to integrate in an ordedy way the diverse data of a phenomenon. M ✓ Occupant Load: Based on the exisdng floor area of two main floor classroams @ 663 s.f.each. • Main Floor, 1326 s.f.of classroom,Group E-1 @ 1 occupant/20 s.f.=66 occupants. Based on the existing upper azea of 1575 s.f.. • Upper Floor,659 s.f.of classroom,Group E-1 @ 1 occupant/20 s.f.=33 occupants. � � • Upper F1oor,576 s.f.of office,Group E-1 @ 1 occupant/100 s.f.=6 occupants. • Upper F1oor, 340 s.f.of library,Group E-1 @ 1 occupant/50 s.f.=7 occupants. ' With an occupant load of 46,occupancy posting will not be required at the upper level. Exidng: Based on occupant load,our existing exit widths and locations will be adequate. Two exits are required from both upper and lower levels. • Exit doors will be required to swing in the direction of travel at the main level entry doors. (1 � • Exit doors will not be required to have panic hardware. � � 5p ��Q nr.r�'��i . �1��^,��"'sv� • We will be required to accommodate accessibility at the main level front entry doors.�� • Exits will be req�ired to have illuminated exit signs. `�� • Existing exiting patterns from the lower level will be allowed to remain. s���� (��� • The exteriar stair and landing at the rear basement door will have to be reconstructed to accommodate stair rise and run,landing clearances and handraiUguardrail requirements. ��7 • The exteriar stair and landing at the rear main floor doors wili have to be verifie<1 and Q� reconstructed to accommodate stair rise and run, landing clearances and handraiUguardrail � requirements. �.• The exterior exit stair from the rear upper level door will have to be verified or reconswcted to accommodate stair rise and run,landing clearances and handraillguardrail requirements.The determinadon of an exterior exit stair satisfying exiting requirements for a Group E occupancy will have to be verified with the State Fire Marshal. �,�� � �� � �X.�-�u� 5��(� Accessibility: Requirements for main level accessibility of will have to be satisfied. • A ramp to the main entry doar will have to be provided. • Lever operated door hazdware will have to be provided at all main level and upper level doors. • A continuous handrail will have to be provided at all interior stairs. • Accessible toilet facilities will be required at the main level. Plumbing: Plumbing fixture counts,as required to be provided by UBC Ch.29,will be discussed upon further review. • We will be required to provide accessible plumbing facilities in accordance with UBC Ch. 11 & MN Ch. 1340. • We would prefer to reconfigure the existing plumbing azea to accommodate one unisex accessible lrathroom,one unisex non accessible bathroom and one accessible drinking fountain. • We will not be reyuired to provide a drinking fountain on t6e upper levei. Sprinklers: Sprinkler system requirements: • A sprinkler system is required in basement areas of Group E-1 occupancies. �• A sprinkler system will also be required to substitute far the required one hour rated construction. • The existing weA flow test(reported by the users group)indicated an eacisting flow rate of 50 gpm, w/a flow rate of 175 gpm required. It will be up to the well drilling company to determine if a new well will be able to accommodate if the additiona1125 gpm required. • The issue of sharing a well with another facility will have to be reviewed but seems unlikely. This would also require the flow rate for the other well to be tested. • A tank system,w/the tank located in the basement of the structure may be reyuired if well flow requirements cannot be met. 2of3 . Other: Miscellaneous items to be addressed: • An approved fire alarm system will be required. • Exisdng guardrails will have to be reviewed in the field for compliance w/the 4' maximum spacing requirements. • Windows below the handrails at the existing interior stairways will require guardrail protection or safety glass. M/E: Requirements for elecaical or heating and ventilation are not being addressed at this time. If there is a discrepancy with your understanding of any item listed above,please address any additions or correcdons to my attention,in writing,within 5 warking days from the date of this letter. The facilities committee,assembled by the I.ake Minnetonka Environmental School,will be meeting to discuss these matters.We will be addressing the overall scope and schedule of modifications,changes and repairs for establishing design directives and assessing schedules and fund raising requirements.
