Dear Mr. Christenson,
A review of your permit application for an accessory structure at 345 North Arm Lane
Orono has been completed. Unfortunately the application does not comply with the
Orono Municipal code. Accessory structures over 1,000 square feet are considered
"Oversize Accessory Structures." The code only allows one oversize structure per
property. This property has one Oversize Accessory Structure on it already. Therefore,
the permit must be denied. Please feel free to contact me or the Orono Zoning
Department if you have any questions.

§ 10.03
Subd. 7. One Bui lding Per Lot. Except in the case of
Planned Residential Developments as provided for hereinafter, no
�'���, more than one principal bui lding shall be located on a lot except
that staff may issue a permit to use a manufactured home that shall
meet a 1 1 required setback standards or an existing dwel ling while a
new principal structure is being constructed. Such permit shall be
issued for a period of 3 months, any extensions must be approved by
the City and shall expire upon issuance of a certificate of
occupancy for the new structure and such structure removed.

Subd. 8. Lots to Face Streets. Each lot shall face on a
public street or appropriate private easement.
Subd. 9. Accessory Buildings.
A. Time of Construction. No accessory building or
structure shall be constructed on any lot prior to the time of
construction of the principal building to which it is accessory.
B. Height Restrictions. No accessory building in
the "R" District shal 1 exceed the height of the principal building,
nor shall an accessory building exceed 30 feet in height.

�� C. Area Restrictions. In all "R" Districts no
accessory building shal 1 exceed 1,000 square feet of footprint area
except that accessory structures in excess of 1,000 square feet
will be allowed under the following conditions:
1. Not more than one Oversized Accessory
Structure (OAS) shal 1 be permitted on any property. An "Oversized
Accessory Structure" is defined as an accessory structure of foot-
print area in excess of 1 , 000 square feet, except that the
following non-roofed accessory structures which exceed 1,000 s.f.
footprint area are not considered as "Oversize Accessory
Structures", but are subject to the special setback restrictions of
Section 10.03, Subdivision 14 (D):
- Tennis courts
- Pools , when pool basin structure (excluding non-
encroachment-type Fatios) is greater than 1,000 s.f.
- Paddocks or arenas
