The subject property contains approximately 27,049 sq.ft. ar 0.62 acres and approximately 100' in width at the shoreline and 100' in width at the 75' setback based on Hennepin County records. Principal building setback requirements are 75' from the lake, 30' from the road and 10' on the interior sides as well as an average lakeshore setback between homes. The lot is nonconforming in area at 0.62 acres when 1.0 acres is required. If the existing structure were destroyed, at minimum a variance to lot area �nd lot width would be required in order to rebuild on the site. Based on the history of lot area and lot width variances for teardowns/rebuilds it is likely that the City Council would grant a lot area and lot width variance, however setback, structural coverage and hardcover requirements must be met.
