S-zi--ol-, --- �� N 6 I N � � � I N 6I iSiR�C1�flAl C�NSU�IING � February 13, 2003 Attn: Building Inspector City of Orono 2750 Kelley Parkway Orono, MN 55356 Re: Structural Review of Proposed Double Garage With Upper Level Storage Area 710 North Arm Drive - Mound, Minnesota To Whom It May Concern: At the request of Mr. Kirk Otteson, I have completed my structural review of the construction plans for the detached double garage that Mr. Otteson is proposing to build at 710 North Arm Drive in Mound, Minnesota. The plans indicate that the garage structure is built of conventional wood framing with 2x4 wood studs for bearing walls, and LVL beams for the door headers. The roof is a cape cod architectural style with a steep 10:12 pitch and is framed with 2x6 roof joists and collar ties. The garage also has an upper level framed with 2x10 joists spaced at 16" on center that is intended to be used for light miscellaneous household storage only. Since the garage is a detached structure and the upper level storage area will not be a habitable space; it is my opinion that the building can be safely supported on a floating concrete slab on grade type foundation without frost footings. Depending on the soil conditions, there is risk of differential foundation settlement �.nd/or seasonal movement due to frost heave. These conditions will generally not significantly affect the structural integrity of the building. � Based on my review of the plans, the framing will be adequate to support all snow loads and sustain 80 mph wind loads as required by the State of Minnesota Building Code.
