Dean,
According to Zoning Definitions (Citv Code 78-1), Lot Line,front means a lot abutting a public or private road. According
to the code,the north property line is the defined front.
Per city Code Section 78-1435 a detached garage or accessory building cannot be located between the front property
line and the principal structure.
The location you propose the accessory structure cannot be approved by administratively(by staff) and will require a
variance approved by City Council. Variances are requested when the criteria cannot be meant and there is a practical
difficulty identified.
I have enclosed a variance application packet if you wish to proceed with a variance request. Currently the application
fee is$700 and a $2,500 escrow. The next deadline submittal is August 23�d at noon. Please note, Starting September 1,
2017 the variance application fee will be $275 and will require a $700 escrow.
If you wish to proceed with a variance application, please contact me so I can schedule a pre-application meeting for you
with one of our City Planners.

Hello Mr. Peitso and Ms. Mattson,
I am in the process of putting up a small shed(200 s fl and want to confirm that:
(1) a shed of less than 200 square feet does not require permitting.
(2)the location planned is OK.
I had a phone conversation a month or more ago with Mr. Peitso but would like to get confirmation of the size
and location of the shed prior to building.
Some details
• My address is 4025 Dahl Rd in Orono.
• I am putting up a shed of 200 square feet(20x10) of wood construction, asphalt shingle roof. It will have
a 10 foot gable height
• I am placing the shed on a portion of my lot that is an asphalt parking area.
• The new shed of 200 sf will keep the total accessory building square footage under 1000 sf(which is the
limit I believe for my 0.5 acre property.)
• My property is oddly arranged. The front of my house faces west where as the street is on the north. I do
not have a typical front-yard/back-yard arrangement. I also have a "two-level" lot. The house and
paved area are on the hilltop and the remainder of my lot is down the hillside to the east.
• I need to put the shed on the north side of my house in the parking area to keep the shed on the same
level as my house for maximum utility.
The attached jpeg image shows you my lot(photo from the Hennepin county property website) and the future
location of the 200 sf storage shed(in yellow).
If I am okay to proceed,please let me know.
I have left a voicemail for each of you today Thursday August 3.
Please call me at your earliest convenience with your comments or questions. I would be happy to answer any
questions or clarify the plan.
