Based on our initial review, your application is incomplete. The property is located within the RR-1B zoning district; a 30-foot side setback is required. A survey dated 7-18-2014 was provided showing the addition meeting the required setback; however the proposed pergola over the concrete slab is only 25 feet from the lot line. Because the pergola is constructed as an addition to the home it is subject to the principal structure setbacks. The permit cannot be issued for the plan as designed. Accessory structures may be located closer to the property line (dependent on size); however must also meet a 10 foot setback from the house. In the event that the Owners do not make payment to the City within the timeframe outlined in#3 above, shall issue a Stop Work Order until the Owners pay all expenses invoiced pursuant to #3.
