The plan appears to accurately depict the as-built condition and is consistent with the approved plan with one exception. The elevation of the drainage pond in the backyard is approximately two feet higher than what is shown on the approved plan. Since this is in the middle of several new homes that are being or have been constructed in this area, I assume that the elevation of the pond is high in all areas. Before the letter of credit for the mass grading of the drainage pond is released, an as-built plan for the pond should be required and any grading that is necessary to match the approved grades should be required.
