As requestet�, a site visit was made on March 25, 2014 at i 1:45 A.M, to evaluate reported stress
within the foundation of a fulf basement single-family residence under constructiQn_ A certificate af
survey, prepa�ed by Gronberg &Associates,with a city acceptance date of 9t20/13, was available
for review at the site.
At the time of the inspection, the structure was fully framed and enclosed, having been constructed
on a ful!basemerrt CMU foundation. The foundation stress was evaluated based upon our visuaf
observations and information provided by others. The first&most notable area of stress was wifhin
the south wall, approximately 7 ta 8 feet from the SE building carner. Two ssts of cracks, left&
right, appro�amately 2 to 3 feet apart, were visible pnmarily on the vertical axis of the wall, extending
4 coarse top/down, and 7 coarse bottom !up respectively. The cracks, at a maximum of 1f32"to
1/16" as indicated at the(left area),followed mortarjoints and also passed through individual blocks
in a vertica!and stepped pattem.The area surrounding the left crack indicated a slight tilt or shift on
the vertical axis of approximately 1/32"or less,with no differential movement detected at the right
crack.
The second area abserNed, was at the rear wall west of eenterline,where a slight crack, extended
from the top down, passing through�%4 course of block The crack followed mortar joints and
passed through some blocks. �he third area viewed was at the north wall in the NE east(bathroom
location), where a hairline crack was observed within 3 course of block near the vertical mid-point of
the wall. It is our understanding that some stress cracks were also observed within the east or front
wall of the structure, however, this wal(had afready been ins�lated upon our arrival, and therefore,
except far 6 '/z' at the north end,the ar�eas �f stress were not avaifable for inspection.
Obseroations alsv indicated that ihe building drain-tile system was functioning, as appraximately 8
to 10 inches of water was retained within the system sump basket in the SE section of the structure.

In our opinion; the observed foUndation stress; is primarily due to a loss of soi!bearing capacity
related to frozen soils during winter constructfon, and to a lesser degree, IateraJ earth pressure of
the foundation backfll. The obserued foundation stress cracks are not severe and generally
cosmetic; therefore, we woufd not anticipate a compromise of the overal! structural integrity of the
structure. Stress as observed at the south wall, if deterrnined to be in an advancing stage, could be
arrested by an underpinning and/ar core-fitl operation.
Our observations and subsequent evaluatian an this date is limited in scope to conditions observed
at the interior 4f the building foundation. Also, we were unable to assess subgrade soil conditions,
tlue to the level of buildfng completion, and frost within soiis surrounding #he structure.
