Lot 1 is separate,with caretakers house as the primary structure c. Outlot C is not included in area calculations d. 30' roof height limit is measured form the highest existing elevation e. Grading/erosion control permit will need to be obtained from watershed district. Kevin Keenan to pursue this issue. Millston Road a. Millston road is a private road in a public right of way b. Eliminating the city easement is a possibility dependant on the original intent of the easement i. Most likely easement was implemented in anticipation of future subdivision ii. Evelyn and Christine will look into language in original document c. Re-surfacing driveway does not require a city permit d. Any work at Co. Road 15 may require county permit.Kevin Keenan to pursue with the county Setbacks a. Stoops/landings may be located within setback as long as there is no overhead roof b. A/C condenser units may be located within setback c. Well may be located within setback at this specific property d. Generatar and buried propane tank setback is 10' from property line. Building inspector (Lyle) and fire chief to have input on propane tank specifics,i.e. relining,etc. e. Window wells are allowed 3' into setback i. Retaining wall and landscape feature could replace window well at this specific property Temporary Issues a. Temporary above-ground propane tank allowed within setback b. Temporary road for construction may require county permit. Kevin Keenan to pursue with the county c Temporary road setback is 5'from property line Accessory Buildings a. 6000 sq. ft. total allowable accessory footprint i. Maximum 1 building over 1000 sq.ft. allowed,with a 3000 sq. ft.max. area Septic (Discussion with Willie Gibbs) a. Required inspection by private inspector i. Existing main system is compliant ri. Existing system at Cabana is non-compliant(to be removed) b. Additional solids tank recommended for pool house. Then pipe liquids to existing main drain field i. 10'setback from pool ri. 10'setback from property line c. Maintain access for pumping of solids tank d. As a recap, and some preliminary answers: • You will need to contact Melanie Curtis (952-249-4600) at the City of Orono to go through the process of realigning the lot lines in order to relocate the driveway. The County will not issue an Entrance Permit for a driveway outside of the dedicated area, so the dedicated area will need to be realigned in order to realign the driveway. • The construction access must be located as far as possible from the horizontal curve in the road just east of the property. There is not adequate sight distance to allow a safe access at the eastern limit of the property. • I am still checking into the gravel shoulder width and will get back to you. However, working inside the County Right-of-Way will require a permit. • It would be best if drainage from the driveway was facilitated using a drainage swale, as we talked about this afternoon. I believe that Watershed approval would be needed if you wanted to attach to the existing drop inlet, but I am not sure. • Verify plan meets City Codes and Ordinances. • Pavers can extend into County Right-of-Way as shown provided homeowner is aware that the County can require they be removed, maintenance is not the County's responsibility, the County assumes no liability for anything caused by the pavers and, if there is future construction through the area, the County will not replace the pavers.
