The property addressed 1555 Maple Place was developed per Citv Code Section 78-72 and is limited to 259�0
hardcover. According to the as-built hardcover calculations,the hardcover level on this property is 24.06�0(copy
attached). Also attached is the City's Hardcover Information Packet. A credit of 100 sf is given for pervious paver
sidewalks or patios,or(in your case)grade level decks with 1/4" spacing between the boards and pervious surface
below.
Further,this lot is 9,000 sf in size. Citv Code Section 78-1403 states lots under 10,000 sf in size are allowed up to 1,500
sf of structural coverage. According to the as-built hardcover calculations this property has 1,384 sf of lot coverage.
It appears based on the as-built information on file you have 116 sf of structural coverage available to construct an
elevated deck; or 85 sf(plus 100 sf hardcover credit for 185 sf)to construct a�rade level deck or pervious patio. Please
note,the square footage for stairs from an upper level deck to the ground are also included as part of the hardcover and
structural coverage calculations. �
When submitting a site plan for a permit, please submit updated hardcover calculations meeting the allowed 25�0
hardcover and 1,500 sf of structural coverage.

Aaron,
You will need a site plan at least,we can accept an old survey as a site plan as long survey is recent and to scale
otherwise we witl need a new survey. Even if an old survey is used for a site plan an asbuilt survey will be required after
completion of the deck.There is also an escrow requirement for construction projects of$2,500 but for smaller projects
such as yours the amount needed would only be$750. I also need the specifications for the diamond piers shown on the
plans. I have seen documentation that the 750's work well in heavy clay soils and that would be about 909�0 of Orono so
750's or larger would be acceptable unless you are in some sandy type soils. One other item is how will you meet the
lateral load requirements of R507 of the Residential Code for pullout at the deck ledger?
