1150 Lyman Avenue is a vacant lot that is part of a subdivision that was divided in April of 1983.
Septic testing was done and approved. Due to the recent change in State Codes, the septic testing
is no longer valid.
Bernie Miller of Westwood Professional Services was contracted to conduct septic testing on the
site. It was determined that a three-bedroom house is all that can be allowed on the property due to
site limitations. The City is granting administrative variances to allow the septic sites on the
property. The reasons for this are that the property is a legallot of record and subdivided with
approved septic sites. Also, a11 setbacks and design information meet the minimum provisions of
Chapter 7080.
Prior to a la.nd alteration permit or building permit being issued the following must be complete:
1. Maximum of a three bedroom home.
2. Driveway location cannot vary from what is on the septic design.
3. A durable fence must completely enclose both septic sites.

A RESOLUTION APPROVING THE PLAT OF
WOOD END ACRI,S
WHEREAS, the City of Orono is a municipal c.orporation
organized and existing under the laws of= the State of Minnesota; and
WHEREAS, the City Council of t:he City of Orono has adopted
subdivision regulations for the orderly, economic and safe development
of land within the City; and
WHEREAS, the City Council has considered the application for
a subdivision plat by Donald C. Mogen ar�d Eleanor D. Mogen, . husband
and wife , the subdividers; and
WHEREAS, the subdividers have completed all requirements of
the platting regulations of the City, ir.cluding:
l . Dedication on the plat of drainage and utility easements
2 . Dedication by quit claim c.eed of Outlot A of right of way
for a future public road
3 . Dedication to the City of a Flowage and Conservation Easement
providing for limitations on the use of wetlands and/or
drainageways described therein and shown on the plat as
"drainage easements"
4 . Payment to the City of a Fark Dedication Fee in the amount
. of $200 . 00
5 . Payment to the City for the legal review and recording of
the plat and all documents related thereto in the amount
of $75 . 00
NOW, THEREFORE, BE IT RESOLVED that the City Council of the
City of Orono hereby approved the plat of Waad End Acres, Hennepin County,
Minnesota; subject to the condition that the aforesaid plat shall be
filed by the City with the Hennepin County Recorder ' s Office on or before
April 24 , 1984 together with a certified original copy of this Resolution
and executed copies of the easements and covenants described herein.
