Mogen, 1170 Lyman Avenue Subdivision, Septic System and Site Evaluation Review I have reviewed the Mogen proposal for subdivision of the 4 plus acre property to create a second building site, and wish to make the following comments : Lot A (Existing House) Existing system for 1170 Lyman Avenue consists of 2 septic tanks and 2 separate drainfield systems. A new drainfield was added in 1981, keeping the old field as an overflow. The old drainfield was located by probing and the end marked with a stake. This drainfield extends about 30 ' into the proposed new lot, which is unacceptable. I have sketched (attached) a recommended lot line rearrangement which will include the existing house and drainfield on one lot while keeping an approximate 2 . 0 acre lot size for both lots . No alternate site was tested to show that suitable soils and area exist for future drainfield for the existing house. This testing should be submitted and approved as part of rhe subdivision process . Lot B (New Lot) A site evaluation of this property was performed by Gerald M. Sunde in 1978. I believe I have properly transcribed his test locations onto the sketch attached, although no actual test holes could be located. The proposed primary and alternate drainfield sites lie on a terrace area just down from a steeper bank, above which is the assumed proposed .house location. With an average perc rate of 48 MPI, and mottlir�g not observed in the borings , the proposed standard trench system is acceptable. The site is more than 75 ' from the wetland and approximately 8 ' higher in elevation. Because of the odd-shaped lot configuration and location of septic systems on both lots , possible sites for a well to serve the new lot are somewhat limited but not unworkable. I note that Coffin ' s survey dated 11-17-76 shows a house located approximately on top of the tested drainfield site. This house location is, of course, not acceptable. Jeanne A. Mogen 1170 Lyman Avenue Wayzata, Minnesota 55391 Dear Mr. Mogen: Re: Soil Borings and Percolation Tests Lot Adjacent to Mogen Residence on Lyman Avenue, Orono, Minnesota As you requested, we have performed a soil boring program and percolation tests to assist in evaluating soil types, soil absorp- tivity and groundwater conditions for the installation of an individual sewer system on the above property. The borings and percolation test locatians are shown on the attached plan. They are at locations discussed during my visit to the site on July 28, 1978. Primary and secondary drainfield locations are shown on the attached plan and are both generally located on a relatively flat area to the rear of the proposed house. Surface elevations were determined by an approximate survey of the site. The ground level at the southwest corner of the proposed house was used as the survey datum (assumed as 100.0) . Site contours should be determined with greater accuracy prior to doing detailed building and landscape design. Investigative Methods The soil borings were taken on July 30, 1978, by 2'� diameter hand auger to a depth of 8 feet. Soils were visually classified in accordance with the Unified System. The borings were probed at com- pletion and the following day for the presence of groundwater. Percolation tests were run in 6 inch diameter holes in accordance with the procedures recommended by the Minnesota Department of Health. In accordance with standard procedures, the holes were allowed to soak overnite. , . Mr. Donald C. Mogen Page 2 August 2, 1978 Results The log of soils encountered in the borings is shown on the attached soil boring log sheets. Groundwater was not encountered in the borings. It is suggested that the drainfield be designed using the average percolation rate of 47.7 mpi. For a three bedroom house constructed on the site, the recommended drainfield absorption area should be 915 square feet. Only trench bottom area is considered as being effective. With standard two foot width trench, 458 linear feet of tile line would be required. We recommend that two septic tanks be used at the site. The first should have a capacity of at least 900 gallons and the second a capacity of from 500 to 900 gallons. Recommended locations are shown on the attached figure. Detailed plans should be prepared by your contractor. Topographically, it is apparent that a slight amount of levelling will be required at the drainfield area. You indicated that the proposed house will be a rear walkout, Therefore, the secondary drainfield site is assumed to be simply expansion of the primary site to the rear of the house. This allows for gravity fall from basement facilities. Based on the results of the soil borings, it appears that ground- water levels will not be a problem at the site. . � , Mr. Donald C.
