Your electrician needs to apply for the permit with the State electrical inspector. 2. You can put the toilet and a sink in your accessory building but no tub or shower facilities without a conditional use permit.You can have a floor drain in this building it needs to go to an 'approved' location. It cannot be tied into your septic system, drain onto your neighbor's property,onto your septic system or any hazardous location. 3. Permits and inspections are required for the mechanical and plumbing.Your accessory structure is not regulated by the Energy code so you do not need a permit or inspection of the insulation.You must have all rough in inspections completed and passed, also the framing must have passed inspection before covering any work. I do have a some more questions: 1. I know it is necessary for our electrician to get a permit to put electricity into this structure. Is the permit applied for by our electrician at the City of Orono? 2. In Sec 78-1437. — Plumbing it states that accessory buildings are allowed to have sillcocks, indoor water supply, fixtures, basically everything except bathing facilities. Because this is an Oversized Accessory Structure, and as per code, regulated under accessory buildings, is it necessary to get: a. Permit and inspection for plumbing? i. Toilet, hand sink and sillcock? ii. Also, I cannot find any code or ordinance information on floor drain draining. Can I drain to daylight? b. Permit and inspection for heating? i. What, if any, permit(s) would be necessary for heating? c. Permit and inspection for insulating? i. I know it is necessary for me to get a finished framing inspection prior to insulating (if I plan to insulate). 1. What, if any, permit(s) are necessary for insulating an accessory building? 2. We agree to all of the Prohibition On Uses except 1.I. For clarification, I do have some comments and questions: 1. Prohibition of uses a. 1.I No bathing facilities or plumbing of any kind shall be installed in the Oversized Accessory Structure. i. We do not need bathing facilities (shower or tub). ii. In the future we would like to put in-floor heat into this building. In order to do that, we need plumbing. 1. Pex type tubing would need to be run in the floor. 2. A boiler (water, propylene glycol based) of some type would need to be installed. 3. A gas line would need to be run into this building 3 iii. In the future we would like the possibility of putting a hand washing/laundry tub style sink in the building. 1. We could"tie into"the sewage line going to our septic system. 2. Obviously, we would not put anything (chemicals, solvents, etc.) into our septic system that would jeopardize our septic system. iv. In the future we would like the possibility of putting a toilet and sink into this building. 1. Could use the sink listed above as this sink. 2. We could "tie into"the sewage line going to our septic system. 3. If we put in-floor heat into this building it would be prudent to plan for this waste line while laying out the tubing in the floor. Is it possible to augment this Declaration Of Restrictive Covenant document to include the possibility of putting in heat, a hand sink, and maybe a toilet? We would obtain the required permits when the above work would be initiated. Please call me to discuss your questions or to provide comments.
