The property at 1575 Long Lake Boulevard is zoned LR-1A, Single Family Lakeshore Residential, requiring a minimum of 2.0 acres and 200 feet of lakeshore for any new lots that would be created. A majority of the existing lots in the neighborhood are nonconforming. The property at 1575 is only about 2/3 of an acre and therefore is not subdividable. The City of Orono does not grant lot area variances for the creation of new lots. Doing a tear-down/rebuild of the existing home would require a number of variances, as the existing house is approximately 50 feet from the shoreline where a 100-foot lake setback is required. If you haven't already done so, it may be worth your time to stop in the City offices and ask to see the 'street file' and 'zoning application files' for that property, as they contains a wealth of information about past permits and improvements to the property. Sent: Friday, February 13, 2015 9:42 AM 1 t �, To: 'mcurtis@ci.orono.mn.us' Subject: 1575 Long Lake Blvd Hi Melanie, My wife and I have long had an interest in the Long Lake/Orono area; it's really hard to go wrong what with the schools, nature, and yet the proximity to the metro. The home at the address above is listed as for sale by owner and I'm wondering if there are any special considerations we should consider with respect to the lot itself before we take any big leaps. So far as I can tell it has a fairly meaningful slope to the water where the home is built. It has 240+feet of lakeshore as well,so I'm also wondering if the western half of the lot would be buildable in its own right, and/or eligible for subdivide, I suppose potentially with a variance if necessary. Given the price point, it might make it more achievable for my wife and me if we could come up with a way to subdivide,and then just purchase the newly created lot. Or, purchase the home in its entirety in the short-term, build, and then sell the original home as a means of making it financially possible for us.
