Mr. Lvle Oman, Building Official City of Orono 1335 South Brown Road Crystal Bay, Minnesota 55323 Re : Mr . Tro- ?.nderson' s Residence 1490 Long Lake Boulevard Orono , Minnesota Mr. Oman, Notch Engineering Co . made a field observation at the above referenced residence on December 3 , 1992 in order to determine if the existing foundation was capable of supporting a second floor addition. From the cellar of the residence I was able to view the continuous wall footing and masonry foundation wall . In one location on the wall behind the furnace the soil had been excavated vertically from the bottom of the wall footing to the slab on grade below. This condition is not acceptable and should be corrected by pouring a six inch thick poured wall adjacent to the exposed vertical face of soil . The new wall should be reinforced with #3 rebars at 10" o . c . each way. The rebars should be centered in the wall thickness and should be drilled and epoxy routed into the side of the existing wall footing above and doweled into the slab on grade below. It was noted that the existing footing does not meet the current building code frost depth requirement of 42 inches below grade to the bottom of the footing , however , this house was built in 1951 and no frost induced foundation problems have occurred to date. as long as the grades are not altered in any way that would affect surface drainage and the underside of the first floor is not insulated, I see no reason to underpin the existing foundation to meet the 42" depth requirement . In conclusion, the existing foundation system will be capable of supporting the proposed second floor addition. I was told that the second floor trusses and roof trusses will clear span the entire residence and I prepared my calculations in accordance with this information.
