Our scope of work included one site visit conducted on Thursday, September 18, 2014 to observe the visible structural components of the boat house, discuss the observable deficiencies, and offer comments on typical repair procedures. You were present during our site review to assist with access to the property and discuss the conditions. 13es9c�iption of Structure The boathouse structure is comprised of a cast in place concrete roof slab, concrete masonry walls, and a concrete slab on grade. All elements observed were in an advanced stage of structural distress. Observations and Recommendations The structure is damaged to a point that requires all of the primary structural elements to be replaced or reinforced. We discussed repairing the structure (not recommended) or replacing the structure with similar new materials (recommended) as follows. Basic repair procedure for the boathouse structure (not recommended, b structurally acceptable): 1) Shore the s cture as necessary to prevent collapse durin excavation. 2) Excavate down the foundation on exterior and interior II sides. 3) Cut the roof slab e as necessary to place it square er the m�sonry walls. 4) Replumb the walls a replace all broken blocks, t kpoint the apen mortar joints. n 5) Reattach the roof slab t the masonry walls by ling#4 x 2' long rebar dowels down �C�� through the roof slab and acing them into t block wall at 16" on center. /��� �`� 6) Sawcut new#4 @ 16" on ce er vertical r � forcing rebar into the existing masonry, and grout `�U(� � the walls solid. `�� 7) Jack the roofslab back to flat. Dril adhesive anchor#4 U bars, 4" long each leg, with 2" r Q; embedment into existing slab at 1 center down the middle of the boathouse. Slope the top to drain with mi � um of 1/8" per foot cro ed pitch. 9) Place membrane wa rproofing on exterior of block e ended up to top of concrete slab, place daylighted d intile at three buried sides, seal top and sides of new concrete slab with penetrating silo ne sealer. 10) Replace slab grade with 3" thick 4,000 psi air entrained slab on grade with welded wire fabric reinfo ing. 11) Replace ors and handrails. 12) Landsc e and complete work, making good as necessary.
