Mike Gaffron <br /> pointed out that a variance would be required for a new deck in <br /> that Iocation. <br /> When Lyle and I visited the sight you had already torn down <br /> the old porch floor and started a new deck. It appeared at first <br /> that a new deck might be possible while still meeting average <br /> setback distances from the lakeshore. <br /> After discussing this with Mike Gaffron, we discovered that <br /> your deck does indeed encroach into the average setback area. We <br /> therefore suggested the deck would have to be considered a grade <br /> level deck to meet setbacks. You proposed keeping the deck below <br /> 30" high so a railing would not be required. <br /> In continuing with the zoning review we discovered that you <br /> are over the 25� allowable hardcover in the 75-250' zone. In <br /> your calculation the driveway had not been included in your total <br /> hardcover. You have approximately 32$. Thus a variance is still <br /> required to replace your deck.
