(Hennepin County) City of Orono P. O. Box 66 Crystal Bay, Minnesota 55323 Attention: Liz Dear Sir/Madam: I have examined the Abstract of Title which covers the property described above. The abstract was prepared by Old Republic National Title Insurance Company on their Order No. A98-33206. My examination covered the condition of recorded title as of the date certified on the abstract, which is 7:00 A.M., April 2, 1998. I found that good and marketable fee title, on said date, was owned by: C. Douglas Holcombe and Marilyn J. Holcombe, husband and wife as joint tenants Said ownership is subject to the following: 1. Together with an easement as contained in Book 2197 of Deeds, page 382, Document No. 3156554 over that part of the above described land located within the following description: Beginning at the most Westerly corner of said Lot 4; thence Easterly on the Northerly line of said Lot 4 a distance of 26.88 feet; thence Southerly to the point of intersection of the Northerly line of Loma Linda Avenue with the Southwesterly line of said Lot 4; thence ����, �� �, ��, � ' ��`�a �e ,,i ..,.W.:.-:,,; ♦ � 1 �' Westerly on the Northerly line of Loma Linda Avenue 26.88 feet; thence Northerly to the point of beginning. 2. The real estate taxes due and payable in 1998 in the amount of $4,083.2a have nat been paid. Said tax was based upon a homestead classification under Property I.D. No. 08-117-23-23- 0005. 4.
