Thank you for reviewing the landscape plan and survey for the 1220 Bracketts Point Road property. I tried giving you a call to talk about your
comments, but I the system didn't let me leave a voicemail. Please see our responses in red below.
. There appears to be planned grading to the south of the silt fence. SedimenUerosion control could be included on the downhill
gradient for all grading.We will revise our plan to show silt fencing downhil�of all planned grading.
• The landscape plan and survey show a 3' height retaining wall south of the driveway. City Code sections allows a retaining wall up to
2' in height within the first 5'of the property line. Please modify the landscape plan and survey and re-submit.This wall is free-
standing and will not be retaining grade. On another project that we are working on in Orono(1095 Ferndale Road,)Melanie Curtis let
us know that this type of free-standing wall is only subject to the same requirements of a fence. Please let us know if Melanie's advice
applies to this case as well.
. The landscape plan indicates a proposed 4'tall retaining wall, but no wall is shown. Please note retaining walls 4'or taller require a
building permit and engineered plans. Please provide clarification. This note was referring to an earlier iteration of the design and
should not have been included on the current plan. I apologize for the confusion.

The site plan has changed only slightly since the summer of 2016 when the last landscape plan was submitted to the city of Orono.The
changes to the plan since May 2016 include:
1. The entry wall shifted in location and position to be perpendicular to the road. It decreased in overall length.
2. The lakeside Living Terrace changed slightly in design to include a lower level on the north end, but it did not increase it size.
3. Many new trees have been added to the plan.Although the 9 proposed Honey Locusts on the plan submitted in 2016 have been
eliminated,they have been replaced with 8 new Norway spruces,2 new Serviceberry trees, 15 new American arborvitaes, 25 Techny
arborvitaes, 2 new maples, 1 new oak, and 2 additional birches.
4. The overall hardcover has reduced slightly,still remaining under 25°/a.
Our plan is to resubmit our Existing Conditions and Removals Plan,the updated Site/Landscape Plan, our Erosion Control Site Details Sheet,
and the updated Survey along with the completed Zoning Permit Application.

tree removal and plantings within 75'of the OHWL. Per your request,the permit will be mailed to you.

building permit based on a survey dated 4-5-16, copy attached and a landscape plan dated 2-3-16. We
received an updated landscape plan dated 5-21-2016, partial copy attached. At that time I had

Pete,
Following up on our telephone conversation today, we received an updated survey and landscape plan however items
from our original letter dated February 22, 2016 (copy attached)still need to be addressed.
Certificate of Survey. An updated survey and landscape plan were provided, however they still show metal edging
retaining soil around mature trees within the lakeshore setback. Please provide additional details on the metal edging
(material type, screening, height, etc.)The metal tree well edging will be constructed out of 5/8"thick corten metal that
will be attached to 2" dia. square tube steel posts (buried below grade). We had to add the metal edge/tree well to
prevent us from piling grades up on the root/base of the existing oak tree in lakeshore setback that we are trying to
preserve (due to the requirement of us raising the lowest level floor to be 2' higher than the 100 year flood elevation for
the lake). The metal edge will be 2'tall on the west side and follow grades(sloping to 0'/nothing) an the north and

south sides. I spoke with Melanie Curtis, a planner with the city of Orono, about this condition during a recent visit to
the city and she thought that this wouldn't be an issue since we were seeking to preserve an existing lakeshore mature
tree on the site. Our intention is to sod the area to have a uniform appearance. If required we can plant in the tree well
to help conceal the metal edge. I can send images of the corten metal edge and a detail of the condition if required.
Landscape Plan. An updated landscape was submitted, however it does not match the survey. For example, a path on
the south side of the house between the road and the lake (shown on the survey as Items I &J) is shown on the
landscape plan as R7 which states it is to be removed. The landscape plan, survey and hardcover calculations should be
in agreement with each other. Also, please provide the name of the landscaper performing the work.The landscape
contractor will be Landscape Renovations out of Afton, MN
Demolition and Sewer Disconnect Permits. A demolition permit and a sewer disconnect permit application should be
submitted. Please note,the demolition permit will not be issued until the sewer disconnect permit has been issued.
Welch Forsman Associates will apply for these permits when the time comes.
Minnehaha Creek Watershed District (MCWD). Please submit a copy of the erosion control permit issued by the MCWD. If
you have any questions they can be reached directly at 952-471-0590. Please note,the City of Orono will not issue a building
permit without a copy of the MCWD permit or documentation stating the proposed project does not trigger any of their

Pete,
Following up on our telephone conversation today,we received an updated survey and landscape plan however items
from our original letter dated February 22, 2016 (copy attached) still need to be addressed.
Certi�cate of Survey. An updated survey and landscape plan were provided, however they still show metal edging
retaining soil around mature trees within the lakeshore setback. Please provide additional details on the metal edging
(material type,screening, height, etc.)The metal tree well edging will be constructed out of 5/8"thick corten metal that
will be attached to 2" dia. square tube steel posts(buried below grade). We had to add the metal edge/tree well to
prevent us from piling grades up on the root/ base of the existing oak tree in lakeshore setback that we are trying to
preserve (due to the requirement of us raising the lowest level floor to be 2' higher than the 100 year flood elevation for
the lake). The metal edge will be 2'tall on the west side and follow grades (sloping to 0'/ nothing) an the north and
south sides. I spoke with Melanie Curtis, a planner with the city of Orono, about this condition during a recent visit to
the city and she thought that this wouldn't be an issue since we were seeking to preserve an existing lakeshore mature
tree on the site. Our intention is to sod the area to have a uniform appearance. If required we can plant in the tree well
to help conceal the metal edge. I can send images of the corten metal edge and a detail of the condition if required.
Landscape Plan. An updated landscape was submitted, however it does not match the survey. For example, a path on
the south side of the house between the road and the lake (shown on the survey as Items I &J) is shown on the
landscape plan as R7 which states it is to be removed. The landscape plan, survey and hardcover calculations should be
in agreement with each other. Also, please provide the name of the landscaper performing the work.The landscape
contractor will be Landscape Renovations out of Afton, MN
Demolition and Sewer Disconnect Permits. A demolition permit and a sewer disconnect permit application should be
submitted. Please note,the demolition permit will not be issued until the sewer disconnect permit has been issued.
Welch Forsman Associates will apply for these permits when the time comes.
Minnehaha Creek Watershed District (MCWD). Please submit a copy of the erosion control permit issued by the MCWD. If
you have any questions they can be reached directly at 952-471-0590. Please note,the City of Orono will not issue a building
permit without a copy of the MCWD permit or documentation stating the proposed project does not trigger any of their
permitting requirements. Please see attached permit in PDF.
