Subject: RE: 2755 Ethel Avenue/#2017-00419 Ken, Unfortunately the stairs were not shown on the as-built survey and were not part of the hardcover calculations prepared at that time. Now that we know they exist they must be part of the calculation. If the deck is 10 x 10,then Emily needs to update the landscape plan to reflect a 10 x 10' deck versus a 15 x 15 as shown on her plans. A 10 x 10 deck and stairs brings the hardcover calculation to 29.16%, leaving you approximately 62.6 square feet. I'm a little confused though.The deck will not be expanded. It is still 10 x 10. No change.The stairs have been on the deck since the beginning. We are simply moving the same set of stairs to a different spot on the deck. Why would we have to include that in the calculation now after passing planning commission and city council approval? Hopefully we can find a way to work this out to accommodate our plans. The deck on the as-built survey is 10'x 10'for 100 square feet and the deck on the landscape plan is 15' x 15'for 225 square feet. Attached is a copy of the as-built survey. Please draw on the as-built survey,to scale,the proposed hardcover additions. 1 Also attached is the Cit�s hardcover information packet. Please complete a proposed hardcover calculation worksheet. The hardcover calculation should also include the stairs to the deck which were not previously shown on the as-built survey or part of the hardcover calculation worksheet. Remember the variance approved hardcover up to 309'0. Attached you will find a hardcover calculation worksheet that's been modified to show the larger deck and stairs, which puts the property over the allowed 30�o hardcover. It appears the patio may need to be altered. Mr. Saddler contacted me over the weekend about possibly expanding the driveway so it does not taper towards the road. If a driveway expansion is being proposed please make sure it is shown on your plans and is included in the proposed hardcover calculation worksheet. Initial observation indicates there is not sufficient hardcover. Please don't hesitate to contact me if you have any questions. About midway towards the house it then angles up towards the opening to the garage, where it is 16' wide. You can see this on the survey. After considering the addition of the patio and hot tub pad, we have room within the 30� hardcover variance to widen the driveway to allow for two car widths on the narrow portion.We would like to widen this portion to be the same width as the driveway closer to the house.Melanie mentioned this to us as a possibility during our initial meeting with her.
