Dear Mr. Felcyn:
As you requested, here is a description of the foundation
problems at the above referenced property. The main part of the
house could be 50-70 years old and originally had only a frost
footing. At some point the southeast cvrner of the basement was
dug out and an 8" block wall was layed up along side of the
original (see drawings ). The southwest corner was not dug out
and was left a crawl space. The northeast corner is also a crawl
space with a kitchen addition on pier footings. The northwest
corner is a full basement with a newer block foundation that
seems to be in good condition.
It is my opinion that saturated soil may have increased the
possibility of failure, but this was also a poor design which I
have seen fail many times in the past without saturated soil and
drainage problems. I also feel that this property has drainage
prob lems that are not related to the street drainage problem (see
