Re: proposed garage
! Christine Mattson From: Christine Mattson Sent: Friday, January 15, 2016 11:04 AM To: 'gkatchmark@gmail.com' Subject: 140 Leaf Street Attachments: resol 3374.pdf; 140 Leaf aerial contours.pdf; 140 leaf sewer.pdf; 140 Leaf FIRM Map.pdf Gregg, A variance was granted in 1993 and a building permit was issued, but the proposed attached garage was never constructed. To build an attached garage to the home today would likely require variances. An updated survey and hardcover calculations will be required to know which variance(s), if any, are required. Pasted into the email is a snip of map layer info pulled from the attached map listing the general info about the lot: zoning district, floodplain, etc... I've also included a number of links to the City code requirements about the following info: RR-1B—setbacks = 50'front/street setback and 30'side yard setbacks plus 75'creek setback. The west properly line is plotted to the center of Leaf Street. When a lot line is in a public ROW, the ROW extends 10' beyond the paved/traveled roadway; therefore the front setback is measured starting 10'from the edge of the paved road. Shoreland/Creek Setback = 75'from creek OHWL- Ordinary High Water Level (OHWL) means the boundary of public waters and wetlands, and shall be an elevation delineating the highest water level which has been maintained for a sufficient period of time to leave evidence upon the landscape, commonly that point where the natural vegetation changes from predominantly aquatic to predominantly terrestrial. For watercourses, the ordinary high water level is the elevation of the top of the bank of the channel. For reservoirs and flowages, the ordinary high water level is the operating elevation of the normal summer pool. The designated OHWL has been determined by the state department of natural resources for certain water bodies as shown in section 7-1217. Hardcover Limits -Tier 1 = 25% Structural Coverage Limit = 15% Wetland Setbacks There is a wetland on the property in the general area of the creek. Please read through the information in this email and let me know if you have additional questions. ParceliD:Q411723220006 DdN N 8CiLEE A JARNES 14fl LEAF ST View Prtv Infiortnati'ort Flood Ztme:0.2 PCT ANNUAL CHANCE FLOOD HAZARD FEMAFod Zone Oesianations Flood Zor:AE FEMA Flood ZDessianatio '` Dstrict Type:Psotected Ttibutaries Wetland Ia:E-117-23-Od-001 Marerrft CIS:Manage 2 , Area fst1:136257.275339 Y1letlarKis Maooer 7'ferHssitment:Tief 1 Assinent S@eP 2 `° ZotirCtassfcatlon:RR-18 Orte Farraly 12txal 128dertbaf-2 Acres Christine Mattson Planning Assistant City of Orono 2750 Kelley Parkway Orono MN 55356(physical addressJ PO Box 66 Crystal Bay MN 55323-0066(mailing addressJ "a" 952.249.4620 8 952.249.4616 cmattson@ci.orono.mn.us www.ci.orono.mn.us Office Hours: Monday- Friday 8 am to 4:30 pm OUR OFFICE W/LL BE CLOSED: Monday,January 18,2016 Monday, February 15, 2016 2 „ "z.. „` ,,.>' ..i '► .`*s '!"y,.'. _..r r nrs_ + k" r c ' k' .r _ , «e t t” ra„s '¢ -- . , ;, ., . • .. ,. , ., ,. _ ' , i '` d - * 4 . .. ,. „. , r _ e •: -.-. . _ . . ,. . ,.
