As I have discussed with you and the homeowner (whose name escapes
me ) , the property at 175 Landmark Drive is within the Stubb' s Bay
Alternative Waste Management Study Area. There is a possibility that the
property might be served with municipal sewer within the next year or two.
Since no decision has yet been made by the City Council as to whether
a sewer project will be commenced for the Stubb's Bay area, and since there
is no specific time frame for such a project, we have proceeded from the
standpoint that this property will have to construct and use the septic
system as designed by SP Testing Inc. However, in the spring of 1989 when
your re"sidence construction is nearinq completion, it would be appropriate
and acceptable to discuss with City staff whether some decision regarding
municipal sewers has been made. If so, or if it appears that the City
Council is near to making a decision, we will, at your request, ask the
Council to review your situation for considering possible installation of
interim holding tanks, rather than requiring construction of a full-f ledged
septic system which might be abandoned after only a minimal period of use.

This, system is designed for a Type 1, four bedroorri home and in accordance
with the Minnesota Pollution Control Agency standards WPC 40 and locai
ordinances .
The soils on this site are typical of SCS soils mapped - KkD - Kilkenny
loam. A seasonally high water table was located at 12" , i6" , 1B" , & 20" ,
(mottling) . Due to the seasonally high water table, a pressurized mound
system will need to be installed. The bottom of the rock bed must be lo-
cated at least 3 ' above the seasonally high water table .
The soils at a depth of 18" have a percolation rate averaging 10 . 4 min/inch
and are adequate for treating septic effluent.
A pumping chamber will need to be installed to lift the effluent to the
treatment area.
The manifold and supply line pipe must have back drainage to tne ��ump�ng
chamber . The distribution pipes shall have their ends capped. Be sure
the rock and sand fill material are clean. The sod iayer below the
entire mounded area must be turned over , just break up the sod, be sure
not to over work.
The power supply and switches must be iocated outside the manhole and
pumping chamber in a weather proof enclosure. A warning device must be
installed with a light and sound device, tr.is is in case of a pump faiiure .
(Mercury floats are a good method) .
All neighboring wells are located more than 75 ' away from tY:e proposed
treatment area.
Keep all heavy equipment off of the proposed treatment area before and
after construction as much as possible. The treatment area shouid be
marked off before construction.
With proper installation and maintenance, this system snouid have no
problem in treating septic effluent effectively.
It is recommended that the septic tanks be pumped every 2 years .
