RE: Minimum Lot Requirements
Dear Mrs. Burgess:
This letter is to follow-up our conversation regarding the
proposed additions you are considering.
Your property is in the LR-1C Single Family Lakeshore Residential
Zoning District, requiring 1/2 acre minimum lot size. Because
the plat of Lafayette Ridge is a Planned Residential Development
served with municipal sewer, the individual lots are smaller than
1/2 acre, but are credited with open space at a 1/2 acre density.
Therefore, when calculating hardcover and lot coverage, your base
lot area is considered as being 21 , 780 s.f. , although in
actuality your lot is only 9,000 s.f.
For all lots less than 2 acres in area , lot coverage by
structures is limited to 15$. 15$ of 21,780 s.f. is 3,267 s.f.
Your property is located in the 500-1000' hardcover zone,
allowing 35$ hardcover. 35$ of 21,780 s.f. is 7,623 s.f.
Setback requirements for Lafayette Ridge were defined in the
covenants for that subdivision and accepted by the City Council
in Resolution #891. The following setback requirements apply:
Front = 25 '
Sides = 10'
Rear = No minimum setback requirement
Wetlands = 26 ' .

The survey on file for your property indicates the house was
proposed to be located 25' from the front lot line, 15' from the
right side lot line, and approximately 29' from the edge of the
wetland. Presuming that this proposal was followed fairly
closely, additions to your house would be allowed to the left
side, but would be severely limited to the front, right side or
rear. It appears that a deck no more than 3' deep could be
constructed at the rear of the existing house. It is unlikely
that the City would grant variances to any of the indicated
setbacks.
In our discussion you mentioned the addition of a bathroom, a
bedroom, construction of a new attached garage and conversion of
the old garage, and a 3-season porch and deck. It appears that
� the 3,267 s.f. "lot coverage by structures" allowance is your
limiting factor. The existing house has a footprint of
approximately 1 , 770 s.f. per the survey, leaving you
approximately 1,500 s.f. of additional footprint area available
for additions.
On the attached survey copy the yellow boundary indicates the
required setbacks. Be advised that before a permit for additions
could be issued, you would have to have your survey updated to
show the "as-built" house location and all other items of
hardcover (walkways, retaining walls, driveway, etc. ) that
currently exist.

except for one or more of the following uses:
