Dear Mr. Lazson:
During the review of recent land use applications involving the Baptist Church property and former
Martin Service Station property in Navarre,you advised staffthat you were in the process of making
payment of the delinquent utility assessment levied against Outlot C, Lafayette Ridge (17-117-23
44 0094).
The plat of Lafayette Ridge is located within a 1 acre zoning district and was approved as a planned
residential development. The area of the outlots were included as density credit to create the five
residential lots within the City of Orono. The homeowners association must maintain ownership of
Outlot C to be in conformance with the 1 acre zoning district and conditions of approval of the plat
of Lafayette Ridge by both the Cities of Orono and Minnetonka Beach.
The City of Orono cannot issue permits for building or land alterations while this condition exists.
I have sent a letter to the Delinquent Tax and Forfeit Land Department advising them to release the
outlot for sale to your homeowners association. The letter has been copied to you and to Mr.Palmer,
the representative of the homeowners within the Lafayette Ridge subdivision located within the City
of Minnetonka Beach.
Please contact my office if you have any furflier questions concerning these directives.

Dear Mr. Schuhler:
You are asked to release Outlot C, Lafayette Ridge (17-117-23 44 0094) upon payment of a
delinquent utility assessments against Outlot C. The homeowners association of the Lafayette Ridge
Planned Residential Development has been advised of the need to retain ownership of the outlot as
a condition of approval of the final plat of Lafayette Ridge approved by the Cities of Orono and
Minnetonka Beach in March of 1978. Either John Larson or Bruce Palmer representing the
homeowners association will contact your department to make arrangements for payment and release
of the property to the private property homeowners association.
Please contact my office if you need additional information or if more formal action on the part of
the City is required to release the delinquent tax parcel.
