RE: Proposed Additions
Dear Mr. Paasch:
As a fol low-up to our discussion regarding the proposed additions
to your residence and garage, I would make the following
comments:
1. Your lot area is about 8500 s.f., and is located in the
250-500' lakeshore setback zone, which is limited to
30$ hardcover. This would allow about 2550 s.f. of
hardcover on the property. Based on the long driveway
necessary to serve the existing garage to the rear of
the lot, it appears that your property is likely
already well above the 30$ hard surface limit, and this
would increase as a result of your additions. It seems
clear that a hardcover variance would be needed.
2. Required side setback for the house is 10'. From your
drawing, it appears that the house addition might not
meet this setback requirement.
3. Any detached garage must be 10 ' from any other
structures and 10' from all lot lines. However, any
garage between 750 and 1000 s.f. floor area must be
located at least 15' from the side and rear lot lines.
The proposed garage addition falls in this range, hence
the proposed 5' rear lot line setback and the 12-13'
side setback, would both need variances.
4. All properties in Orono less than 2 acres in area are
limited to 15$ of the lot area in structural coverage.
15� of 8500 s.f. is about 1275 s.f. Your existing
garage and house total about 1280 s.f. or just over the
limit. Your proposed house addition and garage
addition would increase lot coverage to approximately
2200 s.f. or about 26$. Again, a variance would be
required.

I have enclosed a copy of the variance application for your use
should you wish to proceed. You would have to provide a
Certificate of Survey showing the existing and proposed buildings
on the property, and submit hardcover calculations as well as the
other items listed that need to be included with your
application.
It is impossible for me to predict the outcome of your request
for the noted variances. Although your lot size may be a
hardship, my sense is that while the house additions might be
approved, the garage setback variances and associated lot
coverage and hardcover variances for the garage, would very
likely be considered by the Planning Commission and Council as
excessive.
