General Specifications
These specifications shall specify the construction of a new residence for David and Christine
Hardten, husband and wife, hereinafter refened to as Owner, by George C. Maurer Construction, Inc.
These specifications cover the labor and materials necessary for the construction of the home according to
plan number- 990107, submitted herewith to be erected at Tract C of RL.S. No. 1428, Hennepin
County.
Public Utilities At Home Site — See Allowance

• Natural Gas at Property Line
• Storm Sewer available
• All, if any, special assessments are the responsibilty of the Owner.
Existing Structure Demolition and Removal
The existing structure, if any, including the foundation shall be demolished and removed by the
Contractor. Hauling, dump fees and or salvage values sha11 be the responsibility of the Contractor.
Tree Removal
Tree removal required for the building and accomplishment of the grading plan sha11 be the
responsibility of the Contractor.
Excavating, Back filling and Grading
The work under this section sha11 consist of furnishing all equipment and performing the necessary
labor for the excavation work as shown on the aforementioned grading plan. Builder shall excavate to a
depth required, or to a solid formation suitable for the foundation and to dimensions one-foot greater in
size than outside foundation dimensions of the masonry. The topsoil removed from the excavation shall be
stored on the building site. Sufficient clean excavated material shall be retained to bring the grade up to
the necessary level to receive the topsoil. It sha11 be the obligation of the builder to adequately brace and
shore the foundation wa11s prior to back filling operation. The Builder sha11 do all necessary rough grading
in accordance with the finished grades established by the Grading Plan, allowing for proper drainage from
building with this to include placing topsoil from the storage pile. Cost of retaining walls, landscaping
berms and additional excavation material not necessitated by the grading plan sha11 be the responsibility of
the Owner. If any retaining wa11s are to be included, see allowance.

Concrete and Masonry Work
Footing sha11 be of 2,500 minimum pound concrete. Concrete shall be machine mixed with clean
water to the proper consistency and shall be placed immediately after mixing. Footings sha11 be thoroughly
protected in freezing weather. All footings shall be set below the frost line and rest on firm soil and shall
be level and flat on the underside. Footings sha11 be of the dimensions as specified on the home plan.
Porch, attached garage and stoop footings sha11 extend below the frost line, three foot six inches below
finish grade, and must be anchored securely to the main foundation walls with reinforcing rods.
The basement walls shall be constructed of concrete blocks, please see plan for number of courses
and block sizes. All blocks sha11 be laid in full-face shell mortar. Mortar joints sha11 be filled thoroughly
with cement mortar and neatly pointed on both sides. All walls shall have uniform bearing for framing
being straight, plumb and level. Approved sill anchoring devices sha11 be installed.
The foundation walls, if other than those specified for basement walls, must be of a type approved
by the Minnesota State Building Code.
The inside foundation wa11s below the grade level shall be thoroughly covered with Tuff-N-Dri
Waterproofng Membrane and'/a Warm-N-Dri,Waterproofng system.
The foundation walls shall be drain-tiled both interior and ezterior with rock and sump
basket.
All floors, stoops, slabs and sidewalks shall be placed over properly prepared existing natural soils.
The basement floor shall be constructed of three and one-half inch monolithic slab 4000 pound
concrete. Concrete floor to properly sloop to floor drains where required.
Porch and stoop slabs shall be constructed of 3000 pound concrete and of the size shown on the
plan and to be placed 2 inches below doorsill.
The sidewalk to the front entrance shall be of the size shown on the building plan. Concrete to be
broom-finish and four inches thick consisting of 3000 pound concrete. Sidewalk to be approaimately 96
square feet. Note: Front Stoops(2) and Sidewalk to be Stamped Concrete.
Stone, as shown on the plan, shall be Natural Fieldstone. Stone veneer shall be laid random and
all joints sha11 be neatly joined. All Stone veneering shall be adequately anchored. All exposed Stone sliall
be left clean and free from mortar stains.

Carpentry Work
The builder shall and will provide all necessary carpentry labor necessary for the completion of the
home plan. The builder shall lay out a11 work and be responsible for all measurements. All work shall be
done in substantial conformity with the plans and specifications or any changes, variations and amendments
thereof which the contracting parties have approved in writing.
Girders or supporting beams shall be, as reyuired, by the size of the building and shall be shown on
the plan. If girders are used, they shall be structural grade lumber designed for the loads and span of the
structure. If wood posts are used, concrete sha11 be placed at the base of each post, set high enough to
support the column at least two inches above the finished basement floor.
If steel girders and columns are used, bearing surface at wall ends of girders sha11 be steel bearing
plates. Bearing surface at bottom of column shall be steel bearing plate. Columns shall be clamped or
welded to girder top.
•The floor joists system used throughout the structure shall be the TJI system ("I"joists),
spaced as per engineering by manufacturing. Sub Flooring shall be'/e" T&G U/L Plywood Aspen BXB.
The studs for outside walls and partitions shall be 2 x 6 lumber placed 16" on center.
Plates shall be of the same size as the studs and sha11 be construction grade lumber placed single at
the bottom and double at the top.
Ra.fters and Trusses sha11 be engineered, spaced 24" on center and be engineered by manufacturer.
Rafters and Trusses sha11 be thoroughly braced in an approved manner with 2 x 4 knee braces or collar ties
spaced 32" on center. Rafters and Trusses shall be securely spiked to plates,joists and ridges.
Sheathing
Outside wall sheathing to be 7/16" Orientated Strand Board sheathing. Roof sheathing to be
15/32" Orientated Strand Board or equal and shall be laid tight and securely nailed to each stud or
rafter. H-clips shall be applied at all horizontal joints per the manufacturer's specifications.
Roofing — See Allowance
Roofing materials shall be"Fire Free"Artificial SlateTiles installed per manufacturers
specifications.. In areas subject to roof ice build-up, underlayment shall extend 36" inside the exterior
wa111ine of the building. See section 3203D3 of the Minnesota State Building Code. Roof valleys to be
exposed and constructed of galvanized metal.

Insulation and Paper
Sidewall insulation to be R-19 thickness, 6" friction fit batts and top floor ceilin�insulation to be R-
44 thickness blown fiberglass insulation. Insulation to be applied strictly in accordance with the
manufacturers specifications. The building must meet minimum requirements per the Minnesota State
Building Code. Building paper under roof shingles to be 15 pound rating. Building paper over sheathing
to be 15 pound rating lapped 2 inches.
Vapor Barriers
Type of vapor barrier system used sha11 be .004 mil. Poly for the wa11s and must be a maximum of
one perm.
Louvers
Builder sha11 install louvers where necessary and install baffles to direct air away from the insulation
as required by the Minnesota State Building Code. Roof areas to be vented a minimum of 1/250 in all
heated areas and 'h vented at roof louvers and '/Z vented at soffit panels.
Exterior Trim Work
Material required for the outside trim finish sha11 be Redwood Finger Jointed materials
including facia with Pine/Fir sot�'it material.
Window Units
All window units as shown on the plan must be constructed of sound, clear pine material and be
free from objectionable defects. Window type is Vinyl Clad Casement as shown on plan. Window
manufacturer is Andersen Windows with a thermopane of Low E Glass where indicated on building plan.
All windows to be enclosed in heated spaces must meet air infiltration requirements of the Minnesota State
Building Code per ASHRAE 90-75, Section 4.5.3.1.
Storm Screens and Sash
Screens sha11 be provided for all operable window units

Doors
Inside doors sha11 be 1 3/8 inch thick as follows: Painted doors to sig-panel profle, solid-core
Masonite composite door, and all stained doors to be sig-panel profile Cherry Wood doors. Patio
doors or hinged patio doors to be manufactured by Andersen Windows as numbered or specified on the
plan.
• Front Door to be: Anderson FWH60611.
The remaining outside doors shall be 1 '/ inch thick steel insulated door. Builder to provide
scuttle door to attic and a plumbing access door where necessary. Fire doors applied where necessary and
shall be metal with automatic closures. All exterior doors to heated spaces must meet air infiltration
requirements of the Minnesota State Building Code per ASHRAE 90-75, sections 4.5.3.2. and 4.5.3.3.
Jambs and Casing
All inside wood jambs to be 3/4 inch Cherry Wood Veneer. Entire house to be Cherry F130 Style
Casing with sill and apron at windows.
Weather Stripping
Weather stripping shall be furnished with window and door units, as per manufacturer.
Stairwork
Main Stair profile to be Custom Cherry Wood Newel Posts with Sheraton Style Railing and
Balusters in Paint Grade material, includes Cherry wood treads and risers. Secondary Stair Profile
to be Sheraton Style Railing and Balusters,where shown. Including Cherry wood treads and risers.
Treads to be no less than 9 inches and risers to be no greater than 8 inches. Stairs leading from lower level
to main level shall be as shown on plan and with risers, treads, handrails and balusters of Colonial Style.
Three stair horses shall be provided for each stair and sha11 be made from 2 x 10 lumber. Maximum
allowed variation in rise and run of stair not to exceed '/4 inch of stair.
Ornamental Iron — See Allowance
All ornamental iron, if any, shall be installed in compliance with the Minnesota State Building Code
where shown on plan and in a neat and workmanlike manner. Design and finishes to be determined by
Owner. See allowance for ornamental iron.

Custom Cabinets sha11 be installed in the home as shown on plan. Cabinets sha11 be square raised

Closet shelving to be melamine material and constructed and placed in home as per plan

Drywall Work
Drywall shall consist of 1/2 inch wa11 and 5/8 inch ceiling drywall applied with screws. Drywall in
shower areas sha11 be water resistant to a height of six-feet and constructed with concrete tile backer
boaxd. All exposed corners shall be reinforced with metal corners. Three coats of drywall cement sha11 be
applied over all taping joints and screw and nail openings. All joints and openings shall be taped and
sanded. Nails may be used in corners to secure drywall to walls along with screws.
Bathroom Accessories —Part of Ceramic Tile Allowance

Soap dishes, towel bars and toilet paper dispensers are included in bathrooms and showers and are
a part of the ceramic tile allowance.
Ceramic Tile — See Allowance
Ceramic tile installed in showers to be placed over vinyl membrane on floor. Ceramic shower wa11s
to have cement board installed 72" from floor and ceramic tile installed from floor 7" high. Ceramic tile
shower floor installed on wire lath and cement. Ceramic tile on tub decks to be installed on cement and
wire lath. Ceramic tile installed in lower levels and on existing cement floors to be set with thin-set and
bonding agent to floor. The following tile material allowances apply:

Heating Work
The work under this section shall consist of builder furnishing all materials, labor and equipment
necessary to provide a complete heating system of the type specified in compliance with the Minnesota
State Statute 116H.12 regarding natural gas fueled furnaces. A forced air conditioning heating system
shall be installed with complete electrical controls, blower, furnace, ducts, registers, and a11 necessary
equipment for a complete heating environment. Warm air ducts and cold air returns are to be placed as

For all heating systems the following shall apply: the heating contractor sha11 furnish a written guarantee
for the effect that under normal conditions the heating system is guaranteed to heat all habitable portions of
the dwelling so as to maintain an inside temperature of 72 degrees Fahrenheit, based on design
temperatures. The heating contractor shall further guarantee the heating system against all failure or defect
of material and workmanship for a period of twelve months from the date of final acceptance. The
complete installation sha11 be installed with strict accordance to the code of the National Society of
Ventilating Engineers and the Minnesota State Building Code.
All air conditioning equipment must meet the energy efficiency requirements of the Minnesota State
Building Code.
Plumbing Work
The builder shall provide a11 labor and materials and perform all plumbing work, including items
under"Built-in" if specified. All plumbing shall be properly installed and all connections thoroughly tested
and shall be installed according to Minnesota State Plumbing Code and the Minnesota State Building
Code. Water connections shall be made with the water main located in the street. Sewer connections sha11
be made with sewer located in the street. Gas connections sha11 be made with gas main located in the
street per Minnesota State Building Code.

Interior Trim Finishing
All woodwork to be carefully cleaned of all finger print marks, stains and other defects before any
stain or paint finish is applied and all rough spots to sand papered smooth before filling or finishing and a11
nail holes and brad holes to filled with colored putty to match the desired finish color. Finished woodwork
to consist of the following process
• Sand - first coat of stain- second coat is sanding sealer- sanded -third and fourth coat is varnish.
� Enameled woodwork to consist of three coats of enamel.
Decorating
Interior wall decorating to be two coats of interior latex paint, color to be selected by owners

Exterior Painting
All exterior woodwork to have two coats of exterior type paint of which color to be selected by
owner. All sash and trim, excluding soffit and fascia material, to be neatly traced and all knots and other
defects in wood to be treated andlor shellacked and nail holes to be puttied before applying last coat of
paint
Stucco and/or Dryvit Finish
All stucco and Dryvit finish shall have three coat process applied over metal lath. The Dryvit coat
shall be selected as to color and finish by Owner. Work to include installation of waterproof paper and
sheathing under metal lath. All work to be completed in a neat and workmanlike manner. All materials to
be of standard grade or better.
Finish Hardware — See Allowance
The Builder sha11 furnish all rough hardware, such as nails, screws, bolts, hangers, louvers, and
garage door hardware. The amount of allowance for finish hardware is to be$6,000.00. Any cost
above this amount this amount sha11 be paid for by the Owner, any amount under this allowance shall be
credited to the Owner.
Sheet Metal Work
The Builder shall and will provide all necessary labor and materials and perform all sheet metal
work. All joints to be securely fastened and all work to be completed in a neat and workmanlike manner.
Proper flashing shall be provided wherever necessary. Va11ey flashing, if any, to be galvanized meta124
inches wide. Valley flashing underneath shingles to be exposed. Clothes chute, if any shown on plan sha11
be lined with galvanized metal. All exhaust systems to be properly vented through e�erior wa11s and or
roofs. Exhaust systems to include:

Note: Front portico and covered deck area to be covered with sheet metal for waterproof protection.

be gas direct vent units

additionallabor and are an additional charge to owner.

the Minnesota State Electrical Code.

Clean-up
