We hereby certify to you the following:
(a) The 11,040 square foot commercial medical building constructed at 2765 Kelley Parkway
complies with all local ordinances and regulations regarding (i) the area, width or depth of the
land; (ii)the floor space of the building; (iii)the setback of the building from the property lines,
legally described as Lot 1, Block 1, Willow Properties Addition, Hennepin County, Minnesota;
(iv) shared parking agreement with 2745 Kelley Parkway; and (v)the height of the building.
(b) The land is zoned B-6 PUD and part of Planned Unit Development#3 pursuant to which the
building may be used as a medical building without the need for variance.
(c) The land complies with all applicable subdivision and platting requirements and may be sold
as a separate parcel.
(d) There are no other known environmental or land use regulations, special exceptions or
variances applicable to the building.
(e) The land is not located in a flood plain.
(fl The property is located within the corporate limits of the City of Orono and that all utility
services are available to the said property, including water, drainage, storm and sanitary
sewec, electric, gas and telephone.

Please provide a zoning compliance letter for the above referenced property, as Wells Fargo
Bank plans to close a loan on this property in the very near future. For your benefit, attached is
a copy of the compliance letter format to be used.
Please indicate if the property is located within the corporate limits of the City of Orono and that
all utility services are available to the property, including water, drainage, storm and sanitary
sewer, electric, gas and telephone. Also, please indicate if the property complies with current
zoning regulations and if there are any set back requirements on said property.
