Subject: Stonebay Lofts - Common Area Address Designation for Permitting Purposes
Stonebay Lofts at 2670 Kelley Parkway is a Condominium property in which the 57 individual
dwelling units each have a separate PINS number and are addressed as Units#101-118,#201-
220, and#301-319. There is no separate PINS number, however, for the common areas either
inside or outside the building. Each condo unit legally has a shared ownership of the common
areas inside and outside the building, and the value of the commons areas is rolled into their
individual unit valuations.
The lack of a separate PINS number and address for the common areas makes it difficult for our
permitting system to issue a permit for work in the common areas. The Hennepin County
property descriptions office and tax office will not create a fictitious PINS number for the
common areas because they are not a separate described parceL However, they have suggested
that we can create a fictitious PINS number for our in-house system(with a suffix 9999) and
assign an address for our filing system, so that we have a digital and physical location for
permits, etc. with regards to the condo common areas.
Therefore, a fictitious PINS number of 33-118-23 12 9999 will henceforth be assigned to the
common areas of the Stonebay Lofts property. The fictitious address to be assigned to the
common areas is 2670 Kelley Parkway, Unit#100. DO NOT USE THIS ADDRESS FOR
MAILINGS -THE MAIL WILL BE RETURNED!

Mr. Johnson,
The fire sprinkler plan submitted for the Stonebay condos project has been
approved with the following changes.
A- All stairway stand�ipe valves shall be capped with 2 '/2 x 1 % brass caps. Upon
final flushing and testing these caps shall be installed so as they cannot be tampered
�vith.
B- As per NFPA-�3, Chapter 3, Section 3-2.3.1, Exception regarding the attic dry
sprinkler system. If water is not received at the inspectors test connection with-in 60
seconds, a quick opening device will be required on the svstem.
C- The city of Orono req�ires that buildings under construction have a water
supply installed, (staii-�vell standpipes) f'or fire fighting purposes upon completion of
top level of construction.

Dear Amie and Tom;
I am writing in regards to the east stairwell of the condominium building. T e Building
Inspection Staff has agreed on the foliowing steps to fix the existing violatio s in the two
hour shaft assembly:
1. The electrical and audio/video boxes that have been placed in the two ho wa11 must
be replaced with metal fire rated boxes.
2.' The gas and electrical lines in the ceiling of the sta.irwell must be moved utside of the
two hour shaft. If this is not physically practical at this point, than Staff wou d accept a
proposal from the Architeci or Engineer of record to provide an approved tw hour
(minimum)rated assembly to enclose the gas and or electrical lines.
