City Administrator <br /> Date: May 12, 2011 <br /> Subject: Stonebay Lofts - Common Area Address Designation for Permitting Purposes <br /> Stonebay Lofts at 2670 Kelley Parkway is a Condominium property in which the 57 individual <br /> dwelling units each have a separate PINS number and are addressed as Units#101-118,#201- <br /> 220, and#301-319. There is no separate PINS number, however, for the common areas either <br /> inside or outside the building. Each condo unit legally has a shared ownership of the common <br /> areas inside and outside the building, and the value of the commons areas is rolled into their <br /> individual unit valuations. <br /> The lack of a separate PINS number and address for the common areas makes it difficult for our <br /> permitting system to issue a permit for work in the common areas. The Hennepin County <br /> property descriptions office and tax office will not create a fictitious PINS number for the <br /> common areas because they are not a separate described parceL However, they have suggested <br /> that we can create a fictitious PINS number for our in-house system(with a suffix 9999) and <br /> assign an address for our filing system, so that we have a digital and physical location for <br /> permits, etc. with regards to the condo common areas. <br /> Therefore, a fictitious PINS number of 33-118-23 12 9999 will henceforth be assigned to the <br /> common areas of the Stonebay Lofts property. The fictitious address to be assigned to the <br /> common areas is 2670 Kelley Parkway, Unit#100. DO NOT USE THIS ADDRESS FOR <br /> MAILINGS -THE MAIL WILL BE RETURNED! <br />
