My seller was provided with the attached survey several years back showing a proposed subdivision. The attached document however, doe not look to adhere to the minimum 200' in width at the road/lot. From your perspective, does it look as though the potential buyer would be able to subdivide based off what you see on your end? Since I am assisting the seller and don't have knowledge of what the eventual buyers plan is for the property, I'm simply trying to either rule in or out the possibility of subdividing (ideally without spending money to do a wetland delineation). This may be tough for you to determine without the wetland delineation being done, but as you can see from this survey,the wetland is on the other end of the lot from where the subdivision would take place.
