DIVISION B - GENERAL CONDITIONS
The general conditions and contract for this project shall be
AIA Document A107, Abbreviated Form of Agreement Between Owner
and Contractor, Stipulated Sum, 1987 Edition.
SECTION 0090 - SUPPLEMENTARY CONDITIONS
l .l The General Contractor shall purchase & maintain insurance
indicated in General Conditions, Article 17 and shall include
the following in amounts acceptable to Owner, or greater
if required by l.aw:
1 . Workmen' s Compensation Insurance: Statutory.
- Employer ' s Liability Insurance: $100, 000 each accident.
2 . Comprehensive General Liability shall include coverages
for Premises and Operations, Independent Contractors '
Protective, Products and Completed Operations, and Broad
Form Property Damage.
- Bodily Injury Liability
- Property Damage Liability
- Products and Completed Operations to be maintained
for 5 years after final payment
- Property Damage Liability Insurance will provide X,

7. The contractor shall submit Certificates of Insurance
for the review and approval of the Owner prior to
commencing work.
1 .2 Contractor shall supply all labor, transportation, material,
apparatus, scaffolding and tools necessary for the entire
and proper completion of the work. He shall install,

maintain and remove all equipment needed for the proper
execution of this contract, and be responsible for the safe,
proper and lawful performance of his men and equipment,
maintenance, and use of the same.
1.3 All work, equipment, devices and processes shall comply
with applicable building and construction codes, regulatory
measures of any supervisory or regulatory governmental agency
and all work, equipment and materials used shall in addition
conform with requirements of latest edition of all
construction standards as applicable or as incorporated
by reference. Al1 work shall be performed in strict
accordance with manufacturers/suppliers recommended standards
and practices and the quality of workmanship shall be in
keeping with highest standards of the industry. These high
quality industry standards shall govern performance and
execution of work in all sections.
1.4 The Contractor shall provide and pay for all labor,
materials, permits (including bldg. permit) , licenses, taxes,
equipment, tools, water, heat, utilities, transportation,
& other facilities & services as necessary for the proper
execution & completion of work.
1.5 The Contractor shall deliver all work free from any and
all mechanics liens, claims or encumbrances of any
description for all labor, equipment, materials and other
items, and shall furnish satisfactory receipts or lien
waivers. Contractor shall agree to indemnify and hold and
protect the Owner and the premises harmless from any
liability or expense by reason of any filed lien or claim.
Refer to Article 9, paragraph 9.12.
1.6 The Contractor shall warrant and guarantee all materials
and workmanship no less than a period of 12 months from
Owner' s acceptance of the entire construction as evidenced
by an acceptance certificate; except where manufacturers
warranty and guarantee exceeds this time period, then
Contractor' s time length shall be the same.
1.7 The Owner will furnish construction financing for the
project. The Contractor shall negotiate with Owner for
the percent of retainage for Contractor labor and material
costs on monthly billings.

DIVISION 1 GENERAL REQUIREMENTS
SECTION 0110 - SIIMMARY OF THE WORR
1.1 The work includes additions & remodeling to the existing
residence outlined as follows:
1. Two car garage & driveway. . �
2. Family room addition with access to lake side. ,
3 . Covered patio area & entry sidewalk. "
4 . Window seat/closet/T.V. cabinet.
5. Misc. remodeling as noted in drawings & Keynotes, Section
0195.
6. Basic work is shown in the Drawings, Sheets A1 thru A2
and Specification with certain items referred to only
in the Drawings: the omission of express reference to
any items or parts necessary for a complete installation
does not relieve the Contractor of responsibility for
total completion of the work.
1.2 The Contractor shall inspect the site to determine total '
scope of work, and is responsible for field verifying all
project dimensions. The Contractor' s bid shall be based
on examination of proposed work, existing conditions and
areas requiring demolition and removal.
1.3 The Contractor shall cooperate with the Owner in the
scheduling and execution of the work and the use of the
site, and he shall notify the Owner as far as possible in
advance of the commencement of any work or operation
which would interfere with the use of the existing bldg.
1.4 The Contractor shall not make any changes that add or
deduct from contract price without a written change
order by Owner. �
1.5 The Contractor shall provide for total project clean-up
in all areas of work to site and building, such as windows,
yard, etc.
1.6 The Contractor shall provide temporary centering, scaffold-
ing, platforms, stairs, guards, runways, ladders, tempor-
ary bracing and shoring, barricades, partitions, enclosures
and such other temporary work as may be necessary for
the execution of the work and the protection of persons
and property. Remove temporary work when no longer
required.
1.7 Provide temporary bracing, shoring, underpinning and support
during demolition, cutting, remodeling and related new
construction as necessary for the execution of the work

and the protection of persons & property.
� 1.8 Provide protective coverings and enclosures necessary to
prevent damage to existing work to remain. Protect
temporary openings & exterior walls.
� 1.9 Provide dust proof temporary enclosures separating areas
under demolition & remodeling from the remainder of the
building. Remove temporary work when the need no longer
exists. Coordinate with Owner areas to be protected and
separated as work progresses.
� 110 Every effort shall be made to keep areas requiring
remodeling clean as to not disturb adjacent existing areas
on a daily basis.
111 Work includes all demolition & removal work on the site
& in the existing building as is necessary to accommodate
the new construction & disposal of all removed materials
& equipment; including mechanical & electrical work.
Patch all areas disturbed during construction for new
wiring, plumbing, structure, etc. Existing construction
that is to remain which is damaged by the work shall be
replaced at no additional cost. Coordinate any materials
& equipment to be salvaged & turned over to Owner &
relocated, or removed, as per Owner's direction.
112 Work includes all necessary excavation, compacted fill,
backfill, granular compacted base fill for concrete siabs,
rough grading, finish grading, as noted in Keynotes, &
topsoil with sod to restore areas disturbed by construction
to original condition. Contractor to verify location of
any buried utilities prior to beginning excavation or
demolition work.
113 Excavation work shall allow footings & foundations placed
on undisturbed soil. Any soil irregularities at bottom
footings which are not consistent with assumed bearing
capacity for footings shall be reported to Owner before
proceeding further. Organic materials, debris & unused
excavation material shall be removed from site. All fill
& backfill shall be a granular material & compacted to 95�
of Standard Proctor Density (ASTM 698) . Suitable material
clean & fee of organic material obtained from excavation
& cutting at site may be used. Footings have been designed
for a maximum soil bearing pressure of 2000 PSF. It is
the responsibility of the Contractor to verify this value
& insure that it will not result in damaging differential
settlement. Existing topsoil to be removed & respread as
finish grade.

SECTION 0195 - REY CONSTRUCTION NOTES, MATERIALS, SYSTEMS

l. 1 ' -8" wide x 10" deep formed & poured concrete footing
with 2 - #4 's continuous, bottom #2A -. l ' -4"x10" deep
footing @ 8" secondary block walls, same reinforcing.
2. Concrete block thickness as shown.
3. R-10 rigid insulation 2" thk, Dow Styrofoam SM. Provide
2 layers where shown.
4. 16" dia. concrete pier, 3 ' -6" below grade min. , w/2-
#5 's vertical; form top of pier as shown in detail w/
connector or, unless otherwise noted, w/8" dia. sonotube
where it protrudes above grade, anchor w/ metal post
or beam galvanized connector anchor cap w/ threaded
rod Z" round anchor bolt. Provide 12" dia. concrete
piers for small loads.
5. 4" concrete slab on grade, reinforce w/ #4 ' s @ 18" o.c.
bottom, each way. Provide control joints as shown or
required, joints to be separated deep enough to control
cracking, use 4" radius trowel. Provide expansion joints

6. Provide 4" min. stabilized base of sand & gravel fill
material to 95� of Standard Proctor Density (ASTM 698)
below slabs as required unless existing condition is '
granular & well compacted; remove all organic soil
material; compact w/ manually operated vibrating plate
compactors. Verify existing grade elevations for actual
