Wi.lson has his resideace on lot 133. Lots 182 and 18? have not �
bee:� combined for tax �urposes. ;
The enclosed sketch, note this is not a st:rvey, shows a possible ;
^ encroachment oi the Wilson r�sidence into lot 182 and an encroach-
ment of the re:ital struc`ure into the stree� ricrht of way. Both
lots are substandard in area and width. ,I
Our records show the unit has been rente,� for many years datiag
back to the fifties. The t�•o seoarate :esidences are hooked
to �ewer on the same line. Each lot has received a separate
unit charge. In a memo dated Sente:nher 18, 2974, from the
building inspector, he notes that he would not havc ailowed a
hook up to sewer unless the unit �aas a leqal building �inding
1) separate tax parcel
2) rental unit for many yFars

Thc� inspector confyrms what we alread}� know that tre structure
iL non conforming but its use is conforr.iing .in a residential
zor.e.
The Zoni:ig Administrator' s memo of J��ne 4, 1975, suggests a
conditional use permit be obtaine� for the second res�dence or
gues� house on one parcel. The residence, a non conforming
structure, is on a single lot subject to the same conditions
and standards noted during John Ericson' s vari�nce apglication
review. Zf Wilson plans major structural repairs to the
s}ructure, he would have to agply for � variance.
The City Attorney may offer othe� alterr.atives of action for
the property if that is what CounciZ �ishes.
