' <br /> A RESOY,UTION APPROWING <br /> THE PLAT OF <br /> HLIIdTINGTON FARM <br /> FILE NO. 841 <br /> WHEREAS, the City of Orono is a municipal corporation <br /> organized and existing under the laws of the State of Minnesota; <br /> and <br /> WHEREAS, the City Council of the City of Orono has <br /> adopted subdivision regulations for the orderly, economic and <br /> safe development of land within the City; and <br /> WHEREAS, the City Counci 1 has considered the dua 1 <br /> app�ication for a subdivision for a plat and conditional use <br /> permit for a 9 unit Planned Residential Development by Craig G. <br /> Winters and Janette C. Winters the subdividers; and <br /> WHEREAS, on August 27, I984, the City Counci 1 granted <br /> approval of a preliminary plat of the 9 unit Planned Residential <br /> Development that designated the building and septic envelopes for <br /> each of the pads (hereinafter referred to as "Development Guide <br /> Plan'°). Each septic envelope maintains a minimum 20 foot setback <br /> from each building envelope and the boundary lines of each pad. <br /> The building envelope of each pad shal � maintain approved <br /> building setbacks as follows: <br /> Pads 1-4, 8 and 9 - front/rear 50 ' , side 30 ' <br /> Pads 5 and 6 - front 30 ' , rear 50 ' , side 30 ' <br /> Pad 7 - front/rear 50', right/west side 30' <br /> left/east side 52 ' <br /> Pads 2, 7 and 8 - principal structures must be located <br /> 100 feet from existing animal barn in Outlot D <br /> WHEREAS, the subdivision for a Planned Residential <br /> Development has been found to meet all standards of the Planned <br /> Residential Development Code, On-Site Septic Code and aIl other <br /> pertinent sections of the Zoning and Subdivision Codes that deal <br /> with the rural development of property within the City, so that <br /> each pad can be developed as a single family residential unit <br /> without the need of variances; and <br /> WHER$AS , the subdividers have completed all <br /> requirements of the platting regulations of the City, including: <br /> 1 .
