Perfect. Here goes. I browsed the Orono web site and did not find answers so I apologize if the questions were
answered there.
1. Is a lot/plat drawing available with the current structures on it?I've attached a variance approval
resolution with a site plan.
2. If not without the current structures?
3. The realtor indicated that a building plan might have been filed a few years back, is that available?The most
recent permit on file for this property was a mechanical permit issued in 1996.
4. What are the setback rules from the water front?Structural setbacks from the lake are the greater of 75'
from the ordinary high water elevation and the avera4e lakeshore setback.
a. How does using any of the existing foundation effect the rules? Any new construction or expansion
of the existing structure must be in a conforming location. The existing structure, if non-
conforminq,can be rebuilt in-kind (footprint and volume) if you choose.
5. What are the sideways setbacks to other properties?The property is located in the LR-16 zoning district—

6. The garage on the property has a "basement" and a floor above and would appear to be taller that the allowed
building height (at least from the lakeside view,two story from the back of the property). Is that true?If
building plans and a survey are available,I would need to do additional research to answer your
specific question regarding this property, however building height is measured as follows: City Code
Section 78-1: euilding height means the vertical distance between the highest adjoining ground level at the
building or ten feet above the lowest ground level,whichever is lower, and the top of the cornice of a flat roof,
or the deck line of a mansard roof,or the uppermost point on a round or other arch-type roof,or the median
height of the highest gable of a pitched or hipped roof.Topographic changes which elevate the adjoining ground
level above the existing terrain shall not be considered in determining building height. For a pitched or hipped
roof situation, regardless whether the highest living space in a building is a half-story or full story, if the highest
living space contains windows (excluding skylights)the upper measuring point for defining building height shall
be the median height of the top of the highest window and the highest peak of the roof.
a. If so, has an exception been filed?
b. If not, what is the process for granting an exception?

7 Anything else that you see is a "problem"from Orono's point of view? To give you the best feedback I'd
need an accurate survey detailing the structures and hardcover on the property. If you have
specific questions about improvements you'd like to make it would be easier to give you a response.
