Box 66 -- Orono, MN 55356 Crystal Bay, MN 55323-0066 25 January 2008 Kevin & Denise Reilly 3405 High Lane Orono, MN 55356 RE: Development Fees — Storm Water Drainage Trunk Fees Zoning File: 07-3334 I would like to clarify the issue of the SWDT fees for the future development of Lot 2 Graham Hiil 2"d Addition. Graham Hill 2�d Addition was subject to the following development fees (taken from the Preliminary Plat Resolution): 1. Park Dedication Fee. The development is subject to the standard Park Dedication Fee requirement. Because the value of each newly created lot will be in excess of the threshold value of $69,375.00 the 8% park fee cap of$5,550 per lot will apply. Park dedication fee will be 1 lot x $5,550 = $5,550. 2. Storm Water and Drainaqe Trunk Fee. The development is subject to the standard Storm Water and Drainage Trunk Fee of Lot 1 ( $3,050 per acre x 2.37 gross acres = $7,228.50) + Lot 2 ($3,050 per acre x 4.0 adjusted gross acres* = 12,200.00) _ $19,428.50. "Maximum fee established in the Fee Schedule. The maximum SWDT fee established in the 2007 fee schedule for the 2 acre zone is 4.0 gross acres per lot. As Lot 2 exceeded 4.0 acres the maximum fee was charged. Should you wi§h to subdivide Lot 2 further in the future the area of the lot in excess of 4.0 acres will be subject to the appropriate SWDT fee amounts.
