Schedule a minimum of one hour for the framing inspection. '�J
Erosion control mechanisms must be installed and inspected by the City prior to any land
disturbing activities. The contractor must provide a minimum of a 24 hour notice prior to �/u�
inspection. �
Erosion control shall be installed and maintained throughout the entire project and must �
remain until vegetation has been established.
A haul route shall be submitted to the City Engineer for approval and inspection prior to
commencement of hauling from the site.The property owner shall be responsible for cleaning `%'�

Advisory Comments
Any changes to the exterior/landscaping improvements, i.e. patios,grading, sidewalks, retaining

commencing.

As requested, we designed new structural members for the above referenced project. We have designed the
new members using a roof and floor dead load of 15 psf, a roof snow load of 35 psf, and a floor live load of
40 psf in accordance with the Minnesota State Building Code. Our work only includes designing the new
members as shown at the above reference project and is based on drawings provided by you and from our
conversations.
Attached are S10—S12 structural sheets with annotated framing and foundation notes and details showing
the new members and connections. All framing and foundations shall be shored and temporarily braced as
required by the contractor and all minimum nailing shall be in accordance with IRC Table R602.3(1). Lumber
shall be minimum #2 SPF with treated lumber to be#2 S. Pine and engineered lumber to have Fb =2600 psi
with E =2.0. Our calculations assume all lumber is of good quality and does not have large splits and
checks and shall be visually inspected by the contractor at the time of construction. All fasteners in contact
with treated lumber shall be G185 hot dipped galvanized or equal. Rebar shall be grade 60. Steel plate shall
meet ASTM A36 and steel tube shall meet ASTM A992.
Concrete used for footings shall have a 28 day compressive strength of 5000 psi and masonry core grout
shall have a 28 day compressive strength of 3000 psi. The new footings have been designed as a typical
spread footing based on a presumptive load-bearing value of 2000 psf in accordance with Table R401.4.1 of
the IRC. The existing footings have been assumed to be typical spread footings on good soils that are
assumed to be pertorming adequately. The contractor shall also verify the condition of structural members
and foundations affected by the remodeling. Exterior grade shall slope away from the building and gutters
with long downspouts should be used whenever possible. Foundation backfill shall be granular and the
foundation system is assumed to have drain tile. Our intention is to visit the project once framing is complete
to get on overview of the framing and become generally familiar with the work.

This report presents the results of the geotechnical exploration program performed for the
House Addition at 1135 Heritage Lane in Orono, Minnesota. In accordance with your
authorization on August 15, 2016,we have conducted a geotechnical exploration program for
the planned construction.
Our work scope under this authorization was limited to performing two dynamic penetration
test borings, and providing an engineering report that includes logs of the borings, a sketch
indicating the locations, and our engineering recommendations for foundation support.
The purpose of this report is to present the results of our field exploration and the associated
engineering review.
The field work was performed on August 18, 2016. The borings were put down at the locations
shown on the attached sketch. All borings were moved from their planned locations, due to
inaccessibility. The surface elevations at the boring locations were interpolated from lot survey
and are only approximate. Therefore,the surface elevations at boring locations should be
verified by the surveyor.
Soil classification was performed in general accordance with American Standards for Testing
and Materials (ASTM) D2488.
The subsurface conditions suggest a soil profile consisting of existing fill underlain by glacial till.
In general, 6 to 9 feet of fill were found at the surface. A layer of very soft peat was noticed
below the fill at boring B-1. The fill is underlain by soft to very stiff sandy lean clay to the depth
of exploration.

Water level measurements were made in the boreholes during and at the completion of the
borings. Based on this data, water was noticed at boring B-1 at the time of our field work.
Water level was about 12 feet below the present grade at boring B-1. No water was noticed at
boring B-2. Water level measurements in clayey soils may not accurate as it takes longer time
to stabitize. In general,water may fluctuate throughout the year depending on several factors.
We understand the new addition will be a one-story with walk-out basement. The maximum
plan dimensions of the addition will be 29 feet by 34 feet. The structure will be of wood frame
construction supported on load bearing walls and possible interior columns. Currently, we have
no information on actual foundation loadings. However, we anticipate the maximum column
loads may be on the order of 50 kips and perimeter wall load will not exceed 2 kips per lineal
foot. We also understand the new addition will match the existing structure.
The excavations for the basement floor, south and west frost footing trenches were completed
before our field work. The north and east footing lines were also excavated to about the
bottom of basement floor elevation.
The existing fill, and very soft peat noticed at boring B-1 should not be relied upon for new
foundation support because of limited strength and compressibility potential. To remove and
replace these soils will require up to 15 feet of excavation at boring B-1. Conventional
excavation and refill procedure may not be desirable due to depth of excavation and wet
condition.
In our opinion, a deep foundation system may be suitable for supporting the proposed addition.
A deep foundation system of helical compression anchors may be considered. Other deep
foundations may be used, such as driven piles. However, because of relatively smaller size
project, near an existing house and potential vibrations from driven pile installation, in our
opinion, a deep foundation system of helical compression anchors may be more applicable at
this site.
Helical compression anchors have the advantage of minimal site surface disturbance. In
addition,there is little or no potential negative (downdrag) load on the anchors from the
compressible soils.
We recommend the foundation system consist of helical compression anchors. A helical
configuration consisting of three helixes of 10, 12 and 14 inches in diameter may be used. The
capacity for this anchor configuration should be 15 kips per anchor. Other configurations will
yield different capacity. The capacity includes a safety factor of 2.0 against soil bearing failure.
The maximum final torque of each anchor should be documented to verify the capacity. fn
addition, a quick load test may be performed on one or more anchors to determine the actuaf
anchor capacity attained.

To achieve the capacity, we anticipate the helixes to bear within the Stiff sandy lean clay below
25 feet at the exptored location. We estimate the anchor lengths to be on the order of 20 to 25
feet. An experienced contractor should be consulted for specific details and installation.
Site drainage should be maintained during and after construction. The site should be
adequately graded to provide surface runoff away from the proposed building in all directions
so surface water does not collect within the excavation bottom or below the spread footing
foundations. In addition,the surface of the fill surrounding the buildings should be capped with
cohesive soils to minimize water migration betow the building.
To avoid undermining the existing foundations,the excavation should not be performed within
the zone extending downward at a 45 degree angle from the bottom of the existing footings. If
excavation in this zone cannot be avoided,the existing footings should be underpinned during
the excavation procedure. In addition, care should be exercised during compaction adjacent to
the existing building so as not to damage the existing structure.
It should be pointed out that rigid structural connections between the new addition and the
existing building are not ideal. Because of the nature of the foundations and supporting
materials, some vertical movement between the existing and the new structure should be
expected. These movements will include both foundation settlement and elastic movement of
the foundation material and structural elements. Therefore, we recommend that appropriate
joints be installed between the new and the existing structures to provide tolerance for vertical
movement.
All perimeter foundations in heated building space should be placed at a minimum depth of 42
inches below exterior grades for frost protection. Interior footings may be placed at any
convenient depth below the floor slab. In unheated areas where deeper frost penetration may
occur, we recommend that the foundations have a minimum soil cover of 60 inches for frost
protection.
The floor slab should be designed to be structurally supported on the building foundation
system.
We recommend that a minimum 4-inch thick, free-draining granular layer be placed under the
floor slabs. This layer should consist of uniformly-graded sand or gravel with less than 5
percent passing the#200 sieve. In addition to facilitating fine grading for easier slab
construction,the granular layer provides a capillary break to minimize moisture transmission
from the subgrade to the floor slab.
Backfill placed behind foundation walls in the basement area will exert lateral loads against
these walls. The lateral loads could be minimized if free-draining granular soil is used as backfill
immediately against the walls. The granular soil should contain no more than 10 percent
material passing the#200 sieve, and preferably no more than 40 percent material passing the
#40 sieve. The clean on-site sands should meet this gradation specification. The backfill soil

should be compacted in layers to at least 95 percent of the Standard Proctor maximum dry
density.
Using free-draining granular backfill,the foundation walls should be designed for an at-rest
earth pressure coefficient of 0.4 or an equivalent fluid pressure of 50 pounds per cubic foot
(pcf). This considers the backfill has a unit weight of 125 pcf.
In addition to the soil pressure, water entering behind the walls may exert more pressures.
Therefore, an exterior drainti►e system may be installed for the below grade foundation walls.
The draintile system should be installed below the level of the lowest footing on the outside of
the dock foundation wall, and should be surrounded by at least 6" of washed, coarse aggregate
material which is enveloped in a geotextile fabric. The draintile should be connected to a
suitable outfall or sump where water can be discharged from the system. We are including a
typical exterior draintile system sketch.
All excavations should comply with the requirements of O.S.H.A. 29 CFR, Part 1926, Subpart P,
"Excavations and Trenches". This document states that excavation safety is the responsibility of
the contractor. Reference to these O.S.H.A. requirements should be included in the project
specifications.
Professional judgments and recommendations are presented in this report. They are based
partly on evaluation of the technical information gathered, partly on historical reports and
partly on our general experience with subsurface conditions in the area. We do not guarantee
the performance of the project in any respect other than that our engineering work and the
judgment rendered meet the standards and care of our profession. It should be noted that the
borings may not represent potentially unfavorable surface conditions between borings. The
recommendations presented in this report are applicable only to this specific project. These
data should not be used for other purposes.

using a standard scale would be required. Your surveyor Willis Gilliard has been in contact with me regarding the
survey; however, we have yet to receive two full-size, signed copies. Staff conducted a preliminary review based on
the information provided and requests the following items be submitted or revised in order for your application to be
consid ed complete and for the plan review to continue:
. Certificate of Survey. Please provide two updated copies of a full-size certificate of survey which meets all of
/ the City's survey standards (enclosed). Please show the following:
U a. All lower level doors must have a landing shown,either existing or proposed.
b. The delineated wetland edge. See Item#4 below.
Please note: Our engineer has not reviewed the survey,so additional comments may be forthcoming.
2. Landscape Plan. Will there be any changes to the landscaping with the proposed addition? If so, the City
requires a landscape plan be submitted showing all the proposed exterior/landscaping improvements, i.e.
patios,grading,sidewalks, retaining walls, etc. The plan should include the name of the individual performing
the work. Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan should also

on the survey. Setbacks must be verified with wetland delineation information. The unsigned survey dated
January 25, 2016 shows a 35 foot buffer based on 934' elevation not a delineation. The delineated wetland
edge must be shown on the survey along with the delineator name and date approved by the MCWD.

1. Please follow up with the builder to see if the wetland delineation has been submitted to the Minnehaha Creek
Watershed District(MCWD) for their approval. The approved delineated edge must be shown on the survey
including the 35' setback. The delineated edge should be denoted with who performed the delineation and date
of approval.
2. The survey should meet our survey standards. A copy of the City's survey standards is attached. For example,
