Are the survey requirements the same as outlined on pages 5-6 of the Variance Application package? So, you do not think that we can maintain the same garage footprint(it is a garage with a storage space above) and roof outline but alter the garage storage space to accommodate living space? Again, since the area you plan to modify is over the garage and the existing garage is less than 30' from the property line a variance would be required to build over the garage. A variance application can be located on our website. Once you have an updated survey, showing existing and proposed structures; and have reviewed the variance application, please give me a call to schedule a meeting with Evelyn Turner our City Planner. If you modify over the garage and the addition is set back 30' from the property line a variance would not be required. An updated survey would still need to be submitted along with a building permit application (which can also be found on our website). Call me with any questions. Regarding 1035 Heritage Lane, I understand that the property is zoned LR1A, with a 2 acre lot minimum. (This particular property is one acre, however.) Setbacks for LR1A are 30' sideyard, 50' front, and 50' rear, with total lot building coverage of 15%. Based on the two surveys you have on file, it appears that the garage is 27' off the property line, and that the house has a 64' front setback.
