In this situation because of the extremely substandard setbacks, rebuiding on the existing foundation only works if you build the exact structure/envelope (footprint and volume). The property to the south is Hennepin County tax forfeited land, which I think at this point becomes City of Orono property unless an adjacent property owner wishes to buy it, not the City of Wayzata. Lot area and lot width variances would be needed, in addition to setback, hardcover, etc variances. Do you have a current survey of the property? Substandard lot. Can someone rebuild if they use the existing foundation? I am double check with Wayzata supposedly they own the land to the south, if they would sell a piece of it. It still wouldn't be 2 acres though. That neighborhood has had a lot of tear downs and rebuilds.
