I have discussed your proposal with staff. As mentioned the proposed structure albeit underground is still considered an
accessory structure and must meet all required setbacks. A detached accessory structure must be set back 10'from the
principal structure; cannot be forward (streetward) of the principal structure; and must be 30' from the side yard
property line. Attached is our informational handout pertaining to Residential Accessory Buildings.
The property is located in the RR-1B zoning district and is 2.53 acres in size. The maximum allowed accessory structure
building footprint is 1,200 square feet for the acreage of this property. According to City Code Section 78-1434,
accessory structures over 1,000 square feet are considered an Oversized Accessory Structure and require a signed
restrictive covenant recorded against the property.
In looking at the as-built survey, it does not appear a proposed 16' x 75' structure, set back 10'from the garage will
leave you with the required 30' side yard setback.
