A RESOLUTION GRANTING
FINAL APPROVAL OF A PLAT
AT 120 GOLDEN VIEW DRIVE
FILE NO. 2316
`VHEREAS, the City of Orono is a municipal corporation organized and existing
under the laws of the state of Minnesota; and
WHEREAS, the City Council of the City of Orono has adopted subdivision
reDulations for the orderly, economic and safe development of land within the City; and
WHEREAS, the City Council has considered the application for a subdivision
of an existing lot into three lots by Mike Hilbelink (hereinafter "the subdivider"); and
WHEREAS, the subdivision has been found to meet all standards of the RR-1B
one family rural residential zoning district; and
`VHEREAS, on January 26, 1998 the City Council adopted Resolution #4022
granting preliminary plat approval subject to meeting the following requirements for final plat
approval:
Plat:
1. Record plat drawin�s in the form of two (2) mylar copies has been provided.
2. DrainaQe and utility easements have been dedicated 10' wide along all exterior
lot lines and 5' wide along interior lot lines.
3. The plat has been named Hallson Estates Second Addition.
Le�al Documents:
1. A title opinion addressed to the City has been provided. The owners and
mortga�e holders have signed the plat.

2. There are no existin� easements affecting the property. _
Fees:
1. The $200.00 filin� fee has been paid.
NOW, THEREFORE, BE IT RESO�.VED by the City Council of Orono,
Minnesota hereby approves the final plat application for Mike Hilbelink for Hallson Estates
Second Addition subdivision located at 120 Golden View Drive per the survey dated December
16, 1997 by Mark S. Gronberj of Coffin and Gronberg attached as Exhibit A, subject to the
following conditions:
l. A park dedication fee of $8,960 (8%) must be paid prior to filing of the
final plat.
2. The aforesaid plat shall be filed by the City of Orono with either the Hennepin
County Recorder's office or Rejistrar of Titles office on or before February 23,
1999 toaether with a certified original copy of this resolution and executed copies
of the easements noted.
The approval granted by this resolution shall expire if the plat has not been filed
by the date specified above. In that event, it �vill be necessary to file a new application with
the City of Orono for subdivision review.
Adopted by the City Council of the City of Orono, Nlinnesota at a regular
meetin� held on the 23rd day of February, 1998.
