Primary and alternate septic sites must be identified for each lot. Below is some information about the property: The property is located in the LR-lA zoning district. Below are links to the various City Code Sections. LR-lA setbacks Hardcover Avera4e Lakeshore setback—The average lakeshore setback line for 3345 will be determined by the house on 3400 Fox; limiting your ability to encroach all the way up to the 75'setback as that house looks to be an estimated 100 feet back from the lake. There is no house currently on the property to the north at 3295 Fox St. you cannot site a home more lakeward than 3400 Fox as the code defines. Attached is a copy of the septic design for 3345 Fox Street from the property file. Sewer may be available to the property as it is located in the MUSA. The attached aerial map shows the location of each sewer line that may serve the property. The most logical connection may come from Oxford. There is a connection charge and possibly other charges, costs and fees involved with a connection to sewer that I believe are too complicated to lay out in an email. A driveway must meet the City's standards however can access the roadway at any point meeting the City's standards; the location has not been determined. Links to City Code Sections relating to driveways are as follows: 18-81 and beginning at 18-136 as well as hardcover . Also attached is a partial copy of the final plat which shows two drainage easements thru the property and the Declaration of Private Road Easement and Related Covenants. No live trees within the 75'of the shoreline 6"in diameter or greater shall be removed, or vegetation clear cut without a permit. A planting plan may need to be submitted ensuring revegetation and stabilization of the slope. Dead, diseased or dying trees can be removed with a Zoning Permit, copy attached. The Minnehaha Creek Watershed District requires a permit for rip rap installation or modification. They should be contacted directly with any questions you may have.
