Per Orono Zoning Code Section 78-72(b)(3) as amended by Ordinance No. 9, Third Series on
May 24,2004, the Plaruzing Director has the authority to grant a lot area variance if the following

FOR PROTECTION OF SEWAG� TREATMENT SITES
Ki'�TOW ALL MEN BY THESE PR�SENTS that Ian J. Petersen and Coryn Petersen, husband
and wife (hereinafter "Owners"), do hereby expressly covenant and a�ree to protect the approved
sewage treatment sites on the real property in Hennepin County, Mirulesota, located at 2690 Fo�
Street, Orono, and legally described in Exhibit A (attached) per tlle following provisions:
The property has two Orono-approved sewage treatment sites each capable of serving a �-
bedrooin residence. To protect these important sites from inadvertent damage or
destruction, Owners shall do the followin�:
1. Erect and maintain a clearly visible wooden-slatted sno�v fence at least 3 feet hiah
during demolition and construction, to be twenry feet from the boundary of the
approved primary and alternate sewage treatment sites along all parts of the property
that are potentially accessible to vehicular traffic including cars, trucl<s, delivery
vehicles, earth moving equipment, etc. Said fencing shall be in place prior to any
demolition, earth-moving or construction activity on the site, and shall reinain in
place until completion of construction and final landscapinQ of the property. Said
fencing shall have affixed to it a siQn statin� "Septic System Area - Keep Off'.
2. After completion of construction, Owners shall maintain the alternate (fi.iture j
sewage treatment site in an undisturbed maruier, and not allow any e�ccavation,
fillin�, stru�t�ires or vehic�ilar traffic on the alternate site, in orcler that the alternate
site be available for fiiture use should it be neecled.
This Restrictive Covenant shall run �vith the land, shall be binding upon O�vners, their respective
heirs, succes�ors and assi�ns, and may be terminated only upon �vritten agreement of the City of
Or�no.
The undersigned O�vners ha��e read, understood and hereby agree to the terms of this resolution and

Re: 2690 Fox Street
Mike, I have reviewed the septic design for 2690 Fox Street submitted from Gary Peterson from Rusty
Olson. The preliminary design and site plan are for (two) five bedroom mound sites. The secondary
septic site is over what is currently an old chicken coop. The slab will be removed with the structure and
should not interfere wiih ihe site being used in the future. The site plan that has been submitted is
strictly preliminary since it does not show the septic tank locations nor an exact house and well location.
Due to the size of this lot the septic sites should be fenced off with something other than cloth snow
fence, something more sturdy needs to be placed on the construction side of tr�e septic area. This will
be verified at the time of the footing inspection.

This on-site Sewage Treatment System is partially designed for a Type 1, five-bedroom home in accordance witli the
(vlinnesot�i Yollution Control A�ency Chapter 7080 and local ordinances.
'This dcsign can be completed oncc the housc site and size is chosen.
I'he seasonally saturated soils were located at 2?"-2ti''(mottled soil). Due lo seasonally saturated soils,a pressurized
Mound System will need to be installed to lreat septic efTluent. The bottom oi the lreatmen[area must be located at
least 3' abovz the saturated soils.
'1'he soils at a dcpth of 12"have a percolation rate averaging 6 MYI.
The existing house is going to be remaved.
"I'he e�isting tank must be abandoned.
All neighbonng wells are located greater than 100'away from proposed treatment area.
A pumping chamber will need to be installed ro lift the effluent to the treatment area. The power supply a��d s���itchcs
rnust be loca[ed outside [he manhole and pumping ch�unber in a weatherpcoof enciosure. A warning device must be
installed with light and sound devices;this is in case of a pump Fai(ure.The manifold and supply line must have back
drainage to the pumping chamber. The distribution pipes shall have their ends capped. Be sure the rock and sand lili
materials are cican. The sod laycr belo�v the entire mounded area must be turned over,just breah up thz ct�d and be
cure not to uver.work.
