Permit#2014-00340
On April 21, 2014 we received the building permit application for a deck expansion at 4460
Forest Lake Landing. According to City Code Section 78-1403 (copy attached) lots under 2
acres in size are limited to 15% structural coverage. According to our review and based on the
hardcover information provided the current structural coverage level on the property is 15.3%.
With the addition of the new deck and stairs the proposed structural coverage is 17.6%.
We are unable to approve this permit. I will submit a request to the finance department to
refund the advance plan review that was paid on April 21, 2014. Enclosed are the submitted
construction plans, hardcover calculations and surveys.

Sec.78-1403. Lot coverage and massing standards.
In all zoning districts other than the I—Industrial district,all lots that have a gross acreage of less than two acres
shall comply with the following massing standards for structures:
(aJ Maximum total footprints allowed.
(1) On lots equal to or greater than 10,000 square feet in area,the total combined footprints of ail
principal and accessory structures shall not exceed 15 percent of the gross lot area.
(2) On lots of less than 10,000 square feet in area,the total combined footprints of all principal and
accessory structures shall not exceed 1,500 square feet.
(b) Calculation of massing. The following shall be included in the calculation of the total combined footprints
by structures:
(1) All roofed structures more than six feet above grade level.
(2) Tennis courts, patios,decks, and all similar open structures when partially or fully enclosed by
fences, railings or walls which extend more than six feet above grade level (if any portion of such
structures extends more than six feet above grade level,the entire structure shall count toward
lot coverage).

RE: 4460 Forest Lake Landing

On April 21, 2014 we received the building permit appfication for a deck expansion at 4460
Forest Lake Landing. According to City Code Section 78-1403 (copy attached) lots under 2
acres in size are fimited to 15% structural coverage. According to our review and based on the
hardcover information provided the current structural coverage level on the property is 15.3%.
With the addition of the new deck and stairs the proposed structural coverage is 17.6%.
We are unable to approve this permit. I will subrnit a request to the finance department to
refund the advance plan review that was paid on April 21, 2014. Enclosed are the submitted
construction plans, hardcover calculations and surveys.

Sec.78-1403. Lot coverage and massing standards.
In all zoning districts other than the i—Industrial district, all lots that have a gross acreage of less than two acres
shall comply with the following massing standards for structures:
(p) Maximum total footprints allowed.
(1) On lots equal to or greater than 10,000 square feet in area,the total combined footprints of all
principal and accessory structures shali not exceed 15 percent of the gross lot area.
(2) On lots of less than 10,000 square feet in area,the totai combined footprints of all principai and
accessory structures shall not exceed 1,500 square feet.
(b) Calculation of massing. The following shall be included in the calculation of the total combined footprints
by structures:
(1) All roofed structures more than six feet above grade level.
(2) Tennis courts, patios,decks, and all similar open structures when partially or fully enclosed by
fences, railings or walls which extend more than six feet above grade level (if any portion of such
structures extends more than six feet above grade level,the entire structure shall count toward
lot coverage).
