To Whom It May Concern:
The property at 4450 Forest Lake Landing is zoned LR-1B, Single Family Lakeshore Residential
District. The minimum required lot size is 1.0 acres and minimum required lot width is 140',
measured at the shoreline and at the 75' lakeshore setback line.
The property is approximately 50'-60'wide and is 0.299 acre in area per Hennepin County records,
i.e.the lot is very substandard in width and area. No current survey is on file with the City,therefore
we have no accurate knowledge of whether the existing house meets required setbacks or other
zoning standards. Key required setbacks and standards include:
Street lot line - 35' setback
Side lot lines - 10' setback
Lake - 75' setback from OHWL and must also meet average lakeshore setback.
Hardcover limits: 0%allowed within 75'of lake; 25°/o of area between 75-250'from the lake
may be hardsurfaced
Lot coverage by structures: limited to 15% of entire lot area
Per Orono Zoning Code Section 10.03 Subd. 6(A)(1) an existing lot ofrecord which does not meet
80% of the minimum area or width standards may not be built on without Council approval. The
lot at 4450 Forest Lake Landing does not meet 80%of the required lot area or width. Therefore, if
the residence was completely destroyed,variances for lot area and width would have to be obtained
in order to rebuild on the site. It is likely that variances to lot area and width would be granted for
reconstruction. However,variances to continue any other standards or setbacks which might not be
conforming, are less likely.
