Tne Property is iocated in Yne LR-1 B One �amily Lakesnore Residen"tial �oning Gistrict which requires a minimum lot area of 1.Q acre and a minimum lot width of 140'. 3. Du� to the nature of the lakeshore the Property is somewl�at dis:;onnected trom the lake proper. c. The location of the Applicants' home is partially ahead of the average lakeshore setback fine. There is no conforming location lakeward of the home to construct a pool. d. The proposed patio, in-ground pooi and walis will meet th� 75-foot lake setbacE:. e. The Property will conform to the rardcover limi;ations o` a Tier 1 property. f. The cor,stru�tion of the home in 2011 trigaered the es,abfishment of a 5C-foot wetland quffer and at th� time tne City required a 20-Toot setback Trom the bufrer Tor any stru�ture. The Appiicants' reauest is in harmony with the purpose and intent o` the ordirance. j. The City Council has considered this application in�luding the Tindings and recommendation of the Planning Cornmission, reports by City staff, comments by the Aqplicants and the pubiic, and the effect of the proposed varance on the health, saTety and welfare of the comrnunity. 5.
