There is an updated survey in the file from 1998 showing a different <br /> boundary (also reflected on Hennepin County parcel annotations attachment). <br /> The wetland map indicates a wetland on the property (copy attached); however the map does not depict the delineated <br /> edge of the wetland. The survey from 1998 shows a drainage easement. This may or may not coincide with the actual <br /> wetland. City Code Section 78-1605(c) states any project within 150' of a wetland must be delineated. Please contact <br /> the Minnehaha Creek Watershed District for more information on wetlands and hiring a wetland delineator. <br /> I have also included a copy of the as-built drawing of the current septic location from our file. <br /> If you would be interested in placing the accessory structure forward of the principal structure (between the house and <br /> the road) a variance would be required. Reference City Code Section 78-1435. A variance was granted in 1998 to allow <br /> the placement of the current accessory structure. A copy of variance approval resolution number 4054 is attached. <br /> Attached is a copy of the Zoning Permit Application for an accessory structure under 200 sf in size. If over 200 sf it will <br /> require a building permit application, also attached. A revised survey will likely be necessary; the survey requirements <br /> are listed in the Building Permit application. <br /> Your property is located within Tier 3 of the Stormwater Quality Overlay District which allows 35%of the gross area of <br /> the lot to be covered in hardcover.
